My last 2 from USRES have a sellers commission at 2% and buyers agent at 3%.

This doesnt seem right to me.

That is common in my area, with REO and non-REO properties. The last REO deal I had with a buyer, my commission was higher than the listing agent's and my bonus was higher than hers. I gather that this is not common in your market?

Are you new to REO stlrockinrealtor?

Every company I work with is 2%/3%

The few that are 3%/3% require a 1% "referral" fee, so they too are only 2%.

Very common in REO.

Having said that , my current office manager works REOs quite a bit, from one vendor the split is 3.5%/3.5%

I got the full 3% on a Homeq recently... as did the selling agent.
No complaints there. My total expenses was $150.00 reimbursed on the HUD. \:D

In this area Fannie Mae recently reduce the listing side commission too. When I questioned them about it the response was that because they assign multiple properties to their brokers with out the agents having to farm for their listings and therefore the listing side doesn't have as much expense. I challenged that on the basis of providing property management services and fronting expenses pending reimbursement (no response to that!).

I have one with Green River where the commission is 5.5. The listing broker also has to eat the 25% referral fee. \:\(

I'm in an area where the avg. house price is at least 500k, anybody received reo listings from usres in areas where prices are high?

I won't deal with USRES at any price. When they failed to pay the agreed fee for a couple BPOs a few years back I decided they could not be trusted.

Our prices are high here in MA but the listings I'm getting from them USRES are in the $200,000-$300,000 range.

And I'm averaging about 1 listing for every free 10 BPO's. Well worth it for me anyway.

Yes

Our median price is $544,000 and I receive many listings from them..

I get all sorts of listings from them from doing free BPO's - I guess I just sort of trusted that I would, and I did....just do them on time and do a good job!
