Im an investor trying to develop some vacation property in southern kentucky. I know the housiong market is not the best right now but to what extent does that affect 2nd home purchases for vacation putposes and investment purposes. Will marketing these as investmeent properties bring in more buyers because of the markt conditions....

My market area is mostly second/summer homes and there has been very little effect of a down market here. Actually I have more potential investors this year because they think that just because the mnarket is down in their area it will be down on lakefront properties (which they hope to buy way below market value) which isn't true. Depends on your area but mine has been very stable.

I am trying to sell property in undeveloped land. The land is located in a good spot that is promising future development. There is future talk of big things happening that will surely put this property around great business. I actually went to see the property where it is located and well everything around it is growing fast. The people that bought the land bought it roughly eleven years ago.I believe with certain key factors happening this land will start developing soon but the question is when? I have never done this so I am really a rookie to selling property. It is almost like someone telling me one day you would be a good car salesman. They give me the car I go and do my research on the product that I am going to sell and well now all I have to do is sell. The only problem is that I know what I am selling but do not know where to start?
