Look, you and I have a so-so relationship. You need me to tell you about a particular market. So, when I tell you that you have the wrong zip code (and it does make a difference) and that the Subject is situated in a PUD in the middle of a National Forest, I'm not doing it to pull your leg, I'm telling how it is. When I tell you that the PUD is situated, at a minimum, 24 miles away from ANY goods or services, again I am not pulling your leg. When I tell you that the entire PUD is off the grid, and is powered by solar panels, generators and propane, I'm not trying to impress you, I'm telling you something that affects value. When I tell you that there are water issues, as in there is none, I'm telling you that because it affects value!
Please do not change my condition of comps. Do not change a new construction from good to excellent, read the comments! The interior has not been completed, it is overpriced for its location and current market conditions. It is NOT superior. Acreage in this PUD doesn't make a difference. I know that it should but not here. No one is on top of anyone else, that's how the PUD is laid out. If they want more space, they are in the middle of a National Forest that spans 2 counties!
When I tell you that there has been 1 sale in a 1 year period in this PUD, don't you think that location might have a little something to do with it???? When I provide a value, I do so with an eye towards getting this puppy sold. If you feel that the client would like to market the property for show, that's your call, my value will at least get it looked at (well, maybe not due to its LOCATION!).
Finally, when I tell you that there is a street advisory on Subject's street advising 4 wheel drive, please don't question me about how I got to the property. I treat my vehicle as if it were a 4 wheel drive, which is why I don't drive a newer car! It doesn't make sense in the county where I live to have a nicer car, because our roads are literally the pits! Whoever buys this little gem will have a hard time, in winter, getting to their new vacation hot spot, if they don't have 4 wheel drive. When I say it's on a 9% grade, I'm not kidding.
Dearest QC, if you could read the comments, our relationship would improve immeasurably.

YES!!!!! QC, please read comments. Your form does not provide space for seller contributions so I have to enter contributions in comments section. Don't QC me saying my value is too high when there were 5-10K in seller contributions. If you cannot read, please revise your form, it is terrible to deal with anyway.

I don't think I've ever had an order fail with MSV QC. I've had orders that requested all REO comps or all non-REO comps and even when I can't provide that (because of the neighborhood comps), as long as I comment on what I did and why I did it, the orders pass.

Main Street? Love the easy breezy form (except that it wraps weird on my split screen), NEVER an unreasonable QC, standard fee is so-so but, in my opinion, in line with the ease of the form, LOVE your rush fees...it's worth rushing for. Payments are timely.
My only disappointment is that, well...I don't see you often enough! The workload is inconsistent. I miss you between jobs.

I know. The work is too spotty to make my list of sites I regularly check, so then when an order comes I get all freaked out and can't get into the site fast enough! What I wouldn't give to get work every week from them!

What I wouldn't give to get work every week from them! Today and a few days back they dropped a few orders in my area and like usual by the time I got into their site they were all gone. Even when I'm in front of the computer and have their page open they are usually gone.

my favorite is when the bpo is on a current short sale, and they say that you have to have a price lower than the short sale price since it has been listed for over 4 months at that price. When it would sell at 10% higher price if it were not a short sale.... They just dont get it.
