I have a new CW listing that is a gulf front 2 bedroom condo - beautiful unit with one problem...there is MOLD everywhere. It's on the furniture, the appliances, the walls, the toilet, the phones, EVERYWHERE. I can not find any evidence of water damage anywhere. The electric has been shut off for over a year according to the condo association.

Should we sell "As Is" or is it worth getting an estimate for mold remediation?

Ask your AM what to do. I had mold in one of my listings. Although here in Colorado I'm sure it doesn't get as bad as where you are. But the AM had me get bids to have the mold taken care of. It wasn't too high so they approved the bid.

We had one recently that sounds as bad as yours. My AM made us get everyone that entered the property to sign a waiver. Huge problem with the fire department inspections, as the town would not allow any of them to sign or even go in with their hepa suits on!
The AM had us get an estimate, but did not remediate, sold AS IS. Though having the estimate was a good thing because it was less than anyone would have thought the cost would be.
Dont stay in the unit very long.

Theres lots of different types of molds. Most of them are not harmful unless you are allergic. Remediation is very expensive, but could be worth the money. Give your am an as-is value, and repaired value and see if it makes sense to get the mold removed. Countrywide will make repairs, so dont be afraid to ask. I just put a brand new kitchen into a cw condo. Too many people are so afraid of mold, so thats why it gets such a bad name.

Fyi you dont need water damage to cause mold. All you need is humidity.

Thanks for all the great info. We have put the situation on hold until CW decides what to do. I have had listings with mold problems before but nothing to this extent. It's a shame too because otherwise, the condo is absolutely beautiful.

I've got one that was broken into on a weekend, water left running you can guess the rest. Luckily my assistant did his weekly inspection on Monday & we caught it.

Even luckier one of my agent's Day Job is insurance adjuster so he has had a lot of training in mold.

It's bad news, 3 different types. What I'm finding is hereabouts contractors avoid mold due to insurance so we are pretty much stuck paying a ServPro type company.

Well the AM didn't see it quite that way at first.

i have one that has active mold, listed right now, and the buyer wants to finance, i told them that the only way was to have a drive by appraisal done, but do those even exist any more?
