Joel...guess I wasn't very clear...I was agreeing with YOU and commenting on the original posters wording of "overstepping her bounds"...not YOUR use of it. You brought out some excellant points.

Whether your buyers take something away at the table should not be a concern for the seller. Weird.

I think it is funny she is blowing up your phone now. Probably wondering where the acceptance is. =)

Actually we estimated that they were going to bring money to the closing due to the high taxes. It also looks like the sellers were going to walk away with a tidy profit (40k+). I really don't care if they were walking away with 200k it's their business. My job is to get the best deal for my buyers and not worry about what the sellers are netting. That is why I don't understand their concern that my buyers may get their binder back at closing. It's really none of their concern if it is not affecting their bottom line or appraisal.

By the way this is a FHA bond loan, a buyer can only get back what is put into a transaction.
