Does anyone know if there is a website or a list somewhere when I can contact land investors. I have about 20 acres of great residential development land and would like to look outside our area for possible investors.

There are capital groups who buy land and sit on it but they will pay pennies on the dollar.If you want market value they will be on to the next property.

Same with developers.There are a few scarce developers looking for land deals to do new developments.They have to get the dirt at such a low price now to do a deal.All the developers I talk to that go to the builder meetings say the builders will build but they have to buy the lot from the developers dirt cheap to sell the property at a price it will move.

What current stage is the land in now??

Do you have a land owner with you being the listing agent or has the land been developed and you are searching for builders and it is developer owned?

There are companies that bailout developments on residential projects but like I said pennies on the dollar.

Is your property on www.loopnet.com?

That's where alot of worldwide developers,principals,and brokers look for land.

Why dont you try and find out if there are any real estate investor (REI) clubs in those areas.

There is one site that is pretty big for investors but you cant solicit. It is purely for informative help so just ask if anyone knows of REI clubs in the areas where you own these tracts of land.
