I was talkin to my partner the other day and he wanted me to talk to my broker about any big commercial deals that were available. He purchases commercial investment properties all the time. I believe he has over 100 million dollars in real estate in las vegas. The only problem is im stuck here in kansas. But luckily he is lookin at a deal in wichita. But anyways heres my proposal. If anyones knows of any commercial properties in your state for sale, especially ones already being leased. If your in missouri or kansas could also get a referral since im license in both states. email me and we will talk. Basically I would get the referral and you would represent him in the transaction. Big bucks in the commercial transactions! Also talk to your brokers, they could help you out on this, I know mine is. Any where he can find a good investment property. Especially ones with leases, he recently purchased a 9 million dollar deal with a 20 year lease.

Let me see if I have this straight from your various post in different forums. You are new to real estate, 20 yrs old and licensed in 2 states but you do not know the steps in a real estate transaction. You have a "partner" that wanted to talk to your broker about buying big commercial properties anywhere in the country and you "believe" he owns 100 million in Las Vegas real estate and lives in California. Does anyone but me find this questionable?

You have everything excactly right buddy. I learn by asking questions. I have yet to make any transactions but thats just a matter of time of course. The reason I got into this business is I know plenty of people who buy investment properties all over the nation, commercial and residential, luckily all because of my father who is the hardest worker I know and is the reason I am the person I am today. Im just tryin to take advantage of all my oppurtities. I am working for a excellent company. I plan on working as hard as i can in this business and learning as much as I can for two reasons simple reasons. 1. Besides playin high school football nothing has excited me more. 2. I plan on working hard and making as much money as I can! For once in my life I wake up in the morning excited to go to work. i cant even sleep at night, i know im crazy, lol. (besides those nights prior to playing under the friday night lights) Also compared to my job during high school of workin in wharehouses and halling hay, man it gets hot during those jobs, i do love this air conditioning.

Back to the subject, I havent even gotten my business cards yet due to reasons out of my control. That has slowed my down my marketing but plan on getting them soon. I am just tryin to get my name out there and find as many possiblities as I can. Ha, I was waiting for someone like you to say something. I do apologize if i misrepresented myself. Like I said I am only 19 so I have a lot to learn but will do everything I can and more when it comes to working for my clients, so stick with me. I just want to say goodluck to everyone who is in the business. Dont think of it as work, I know I dont. By the way after I passed the kansas exam all i had to do was apply for my missouri license. Thats how im licensed in 2 states. I appreciate any advice anyone has for me, I am very open minded.
