You can laugh at this question too if you feel necessary cause it's a stupid question.

But, Im new to the Real Estate scene (I Havent even gotten my license yet). Once I get my RE License I'm gonna be working out of a Century 21 brokerage. Is that the kind of company that gives out company cars and cell phones? Or am I gonna be at my own expense with those?

Absolutely; and I think they should also give you a hefty Clothing Allowance; for all those Bumble Bee Yellow Jackets.

But each Office is independently Owned and Operated; So don't count on it !

Well fortunetly none of the agents that work out of that brokerage wear them, they all wear "Office Dressy" clothing, so I'll be able to sport my $900 Armani suit. And to think I never thought I'de wear that after my friends wedding lol.

I hope you talked with the broker that will be sponsoring you about which expenses are yours and which ones will be paid by the agency. There is a lot of variation, and in some cases room for negotiation, with regard to funding expenses.

I haven't really gotten the opertunity to sit down with the broker yet. I've only spoke with him over the phone, he does seem like a nice guy. I'll definetly bring that up in our conversation when I do sit down with him. Are there any other questions that I should bring to his attention? Im pretty new to the Real Estate business so I'm also pretty nervous about the right questions to ask.

When I talked to him on the phone he was talking about sitting down with me as soon as possible, and he also wanted to "fast track" me through the process of getting my RE License so I can start working out of the agency asap. What should I wear to this? Also, he said he needed all the help he can get cause there overloaded with work over there, is this a warning sign or a good sign?

You should ask a lot of things:

training
expenses
agents competing against you
commission splits
errors and omissions insurance
office policies and procedures
advertising & promotion rules (are you allowed to have a website, send mail, etc.)
referrals & leads
new construction sites

EASY there! You are getting WAY ahead of yourself.

FIRST focus on your pre-liscense class and passing the mid-term exam and then the final at the end. When you pass the final then and ONLY then will you be scheduled to sit for the Georgia STATE exam which covers National and State questions.If you pass that test you will recieve an Active or Inactive liscense depending on if you have chosen anyone yet to hang your liscense with.

Many people fail the state test a couple of times and some pass on the first try.Focus on getting your liscense and then look at multiple brokerages to compare and make an informed decision.

Ok, so there is a mid-term, a final, then the state exam. I know about this and I've been studying. I start classes here soon. I'm not to worried about the tests cause I'm usually pretty good at test taking. I'm just trying to get a feel for the business before I actually get my feet wet. And my broker instructed me to come and sit down with him before I take the classes to go over a few things. He wants to set me up with a training program as well to fast track me. He even told me he would pay for my state exam.

The only thing that worries me the most is that until I get my license I'm gonna be working full time. What I would like to know is what have some of you agents have done before from going from having a steady paycheck to working for commision. Did you work two full time jobs till you made your first sale? Cause I have bills to pay, thats the only major concern I have right now. Is knowing when to walk into my salary job and give my two weeks notice? Do I wait till I make my first sale? or do I give the two week notice after I get licensed?

If that C-21 Broker has so much confidence, maybe he'll also pay you a Weekly Draw or an Advance against Future Commissions (non-refundable, of course) so you'll have something to live on while waiting for that 1st $500,000 Sale to Close. That Draw would be right up there along with the Company Car; Cell Phone; Clothing Allowance; and the Health Insurance that they should provide all New Licensees.

But remember, every Office is Independently Owned and Operated; So don't count on it. I wouldn't quit the Day Job for a while.

UBER- I think your expectations of what is going to happen after you get liscensed is unrealistic.You need reserves saved up to make it in this business.

Getting in real estate to pay BILLS is a bad idea.What you need to be doing is reducing your debt and paying it off so youcan save reserves to have neough capital to make a run at success.

If I was the broker I would tell you to come see me AFTER you pass all the tests.To have all these what if's floating around in your head while trying to pass the test and focus is not good.

Maybe you should shadow and existing agent if they let you or the broker for a few days.This way you could see how things really operate and see if it matches your expectations.If it does not then you have saved the time and money and can pursue other things.

First of all, I dont even know the business...I'm new to the industry. So obviously my views are gonna be unrealistic, all I'm doing is trying to get ADVICE as to what to expect. Obviously, Im not gonna get my license and instantely be a millionare. I know it takes alot of work and dedication to the job. All though I dont really look at this as being any kind of work, just making peoples dreams become realities. And thats just one of the many perks of the job I'm familiar with. Having debt is something that everyone has, so I've come to terms with it. And becoming a real estate agent is an idea that I had that could also help me get out of debt. Thats just a plus. I'm doing it cause I want it, and I have a passion for talking to people, meeting new people everyday, and overall being liked by everyone. I'm not exactly a social butterfly but still, I think I have a niche that can benefit myself as well as the brokerage that I'll be working for. So I apologize if my views are a tad bit unrealistic, but like I said before I'm just trying to get a decent picture of what the industry is like and what to expect. And please don't tell me that I am not ready for something, because I will enjoy proving you wrong.
