Anyone know of a business plan for part time real estate agents?
Something to help maximize results in the limited time frame with a goal of this becoming full-time...

Make 100 calls per week to FSBOs. Schedule 2 appointments and take a listing every other week. Too much? Cut it in half.

I agree with Texas Agent. Many agents that I have met that are trying to be "part-time" are really trying to be "spare time" agents. Well, in my opinion, you will never be sucessful trying to sell real estate in your spare time. There are plenty of agents that have another job/career, but real estate has to have some priority and you have to do the same things that full-time agents do in order to make it work. You may have to do things differently based on your schedule, but you will still have to invest time in prospecting, learning your market, etc.

It's more important to think about what type of Real estate, like super said. If its commercial, well good luck. Residential? then if so it depends on your sphere of influence. There are many agents who just know alot of people through church, organizations,jobs, etc. Sometimes these folks can get lots of business that falls in there lap. If you dont have a large sphere then you need to really think about how much time you have, and then it's more important to think about part-time vs. on the side and what kind of time you could devote to RE. Speaking of which, what times will you be free for real estate, which is a small business in which you generate your own leads and sells, all of which will not close. I started out parttime but i worked third shift and not everyday and it was still a royal pain.

set up a schedule. as a new agent you wont have a high conversion rate of appointments to listings. make your goal 1 listing appointment a week for the first month. that is an easily achievalbe goal for someone who does not have a business to maintain. your goal right now should be to learn the business and bring in business in that order. soooooo, i recommend fsbos for a new agent because they are the absolute easiest to find phone numbers for. go to your fsbo sites and call and ask this quesion. do you want to sell your home? when they say yes, give them 1 time for an interview. say>>>--mr seller, i can stop by tomorrow at 5pm to go over the new agent home selling system and show you how i will get your home sold. i look forward to meeting you. if they say that time doesn't work, give them a new time until they agree to a time. do that over and over and you will learn how to talk to people, time will teach you how to listen to people.

there are to many to name, but those are some of the easy ones to find FREE recordings on the web. learn how to give a presentation by asking questions and you will go far. remember the more questions you can ask, the more you control the conversatoin. if you get a talker who gets off point, interject with a questions that brings them back on point so that you can get closer to your goal. you and hte seller really have the same goal....selling the house
the quicker you can get to fulltime the better. i work 8 days a week and 25 hours a day and there is still something for me to learn and implement every day! i can say that i actually love the challenge of this business. there are so many hats that we wwear that you will never get bored with anything.

Thank you all so much, thats what I'm looking for. I can't really go right at it fulltime as I don't have funds saved up to live off until commissions can cover what I'm currently making. Oh and it is Residential upstate NY.
I can make 1 listing appointment a week. Could try to schedule that at lunch or right after I get out of here.

Do you think if I can get one listing appt. a week I can expect 1 listing a month or is that too high of a conversion rate to count on?

You need to think that you will get every listing or you might as well not go to the appointment. Why plan for failure? I can count on one hand the appointments I have been on where I didn't get the listing in the last 3 years.
I go to the appointment as if I already have the listing and it's just a formality. If you believe it's yours, it will be. I listed 38 properties my first 7 months with that attitude. Of course I worked my butt off and it was more like double time than part time.
