I am looking to lease 2000 sq ft. If the lease rate is 30/ft and NNN is at $8.50 - does that mean that my yearly rent is 60K and my NNN is 17K for the year?


Is it correct to assume NNN is calculated on a yearly basis, not monthly.

Year-If you paid 264,000 a year in rent for 2,000 sq ft of space our economy would implode.

They are just breaking down for you what the BASE rent is followed by the NNN fees (the expenses of the property leased, such as taxes, insurance, maintenance, etc.)

Wow - $8.50/sf for the NNNs?! That seems high! New Jersey has the highest taxes in the country and most of the NNNs I've seen (in S. Jersey) are in the $6 - $6.50 range.

I'm curious do you have a breakdown of the NNNs by tax, insurance, cam?
