So what does that have to do with a buyers agent presenting an offer to the seller?

The buyers agent is simply presenting his clients offer to the seller not negotiating and listing agent is present so the provision you quote does not apply.

The listing agent has nothing to lose as he/she is present during the presentation. The buyers agent leaves and then the listing agent can discuss the offer with his clients. So pikes what would your reason be for not allowing a buyers agent to present an offer to the seller?

When I do loans in-house through our Fannie/Freddy and Govie loans we write up a cover letter.

The cover letter is most effective when you make the underwriter cry about the circumstances.

Kind of goes hand in hand with the purpose of what you did. You just touch someones heart with that kind of thing sometimes.

It just means that any communication has to go thru me, and the seller agreed to it.
If you as the buyers agent want to add anything to the contract to give it more weight for your buyer, put it in writing.
What do you think you can say, that is not in the contract, that will sway the sellers your way?
p.s. if you'd like to be present when I go over the contract with the seller, I'd have no problem with it.

I included a Handwritten Letter from the Potential Buyer's in their own Words. Misspellimgs..& all. At the Bottom of the Letter the little 6 Year old drew the house, Mom & Dad, Herself in the middle....& a Big Sun.{ the little 6 year old has been raised in Apartments}.

WE did not Get the Home...ON FIRST GO ROUND...of offers, but when Deal #1 fell out a week later...Guess who they called back 1st for the opportunity to Purchase?

The Lister told me it was the Letter that made the difference! Also we bought it for $7.000 less than the first Buyer!

Well, I've lived in many places. Before moving to Phoenix/Sedona, I've lived in Pineville, Louisiana, before that in Clear Alaska, before that in San Pedro CA. before that.......it's a long story.
p.s. after Sedona we lived in Adana, Turkey, go figure.

Where in SEdona did you abide? It is my Dream to live in Sedona amongst the Red Rocks...Maui, or Canada, Lake Louise...in that order.

Have not had the opportunity to visit Alaska opr Turkey...Pass on California Too many people.

I visited Co. twice for skiing at Purgatory...Lovely country up there. I inderstand that Durango & Sedona "trade a lot of population."

We lived on the Coconino side of Oak Creek from '86-'88, just 5 minutes from Tlaquepaqe, on top of a hill with views of the Moggolon Rim, Cathedral and Bell Rock. It was in the Oak Creek Knolls Sub. I think it still is one of the neighborhoods without a sewer system (hills, pumps, rocks/cost etc.)
My wife used to say that we live in paradise, but we are not dead yet, so we had to leave. We traveled around Europe for 6 months, ended up in a bar in a Turkish Hotel, met a couple of ex- military who knew people I knew, and they offered me a tax free job (today the company is KBR, then it was VBR). I did that for a couple of years, and left the day Saddam invaded Kuwait back for Colo. Spgs. where our kids were. And it's been RE ever since.

Sedona is gorgeous, but you have to be a multimillionaire to own property there now! I love to go hike the Boynton Canyon there. Truly magnificent country.

You wouldn't recognize AZ it has changed so much in the last 10 years. Phoenix is like a little San Diego now, with traffic & Tile Roofs,Brown Cloud of pollution. A lot of older people that can afford it are selling & going up North, Prscott, Payson, Show Low, Flag. Still the people keep pouring in. Remember that little Hick town "Cornville"? It has a master planned community with a Golf Course now!!!

It sounds like you have had a fascinating life, do you like Colorado Springs?
