Well I couldnt think of a better title...anyways, I am listing a 2 acre lot in a planned subdivision outside the city limits. When the community broke ground a few years ago there was high hopes for it but it seems to have petered out. It is still a very nice area, but there are only a handful of homes and many lots for sale.

I was thinking of marketing ideas and wondered about teaming with a particular builder to offer a percent off (maybe 5 or 10) if they used that builder to build on this land. Hopefully it would get my listing sold and the builder's incentive would be getting a project that they probably would not have gotten had they not offered the discount through me.

Of course I would run anything like that through my broker first but since its so early in the AM I thought I would ask here first.

Go to the local chapter builders meeting in your area. From there you will get a PULSE of wha tbuilders think about the current local market and what kind of cushion they want to do a deal in these hard times. This is what developers do and it would help your lot get exposure.

Pretty simple. You just need to talk with them. Easier said than done. Persuasion skills come in handy. If you can convince a builder to help you out once, make sure there is something in it for the builder and they will likely help you again.

When you say "something in it for the builder", what kind of incentive would be something that you would offer them? Im new to the industry of Real Estate so my guess would be money, but I don't know. Thoughts?

Not a bad idea at all in order to try to generate more activity for your lot.

I know here in Minnesota things certainly have gotten much more difficult for builders. I'm sure they would be open to this sort of proposal to try and generate business for themselves as well.

New construction home sales will come back of course! Just a bit slower right now.
