I am in the process of interviewing offices to decide where I want to hang my license and I was convinced i did not want a 100% office because of the expenses, but then i came across this one yesterday. Would love to hear your thoughts.

Office is known as having the best training program in the area. When you start out you have a 2 week all day training program. Also you are assigned a mentor in the beginning that will stay with you for the first 12 transactions, and here is how they work.

First 2 transactions you are 60/40 with a $35 E&O fee (no monthly fee)
Next 4 you are 70/30 with a $35 E&O fee (no monthly fee)
Then the next 6 you are 100% with a one time $150 transaction fee on the first of those 6 with a $35 E&O fee on each. (No monthly fee)

Now you have 12 transactions under your belt and you are released from your mentor and you are put into the 100% program. At this time it is $250/month.

And the training program is $150, but that includes name badge and 1000 business cards and the two weeks training classes.

I was looking at a C-21 which is only $25/month with a graduated rate starting at 50/50 up to 80/20 and the 6% franchise.

So while I wanted to avoid the 100% as a new agent I think this offers a good alternative.

I am not 100% until after I do 12 transactions. This gives me time to build the business so hopefully by then the $250 wouldn’t be much. Also there is a lot better training involved in this company. The disadvantage would be the costs of signs ($23/each), posts and lockboxes which are included under the c-21 deal. Then again the advantage to the signs I get here they would have my name on them not just the office name.

Sounds like the plan almost makes you 100% after 6 transactions. If the training is good, the compensation split sounds like a pretty good deal. But make sure you have a budget and the reserves to pay for your expenses to carry yourself for 6-9 months.

Signs and posts are part of the cost of doing business. Not that much in the overall scheme of things. You definitely want your contact info on signs. Some sign companies make you buy a minimum of 5 or 6. For yard signs, that's all you need to start. For open house directionals, you may want to think about getting up to 10.

You can use the same posts and locks if you change companies, so those are one-time costs. You would have to update your signs if you change companies later.

Make sure you talk to some of the agents at that company to get their input about the training and the company before you decide to do anything.

Yes 100% after 6 but the monthly fee of the 100% office doesn't kick in until 6 transactions later.

I am going to talk to a few more offices but i have talked to a couple agents who are not at any of the offices i have talked to and they almost all agree this company has the best training in the area.

Still want to talk to KW (later today), Coldwell and a few other locals

ugh the more offices i talk to the harder the decision becomes because they all have their strong points.

Anyone ever deal with US Preferred Realty?

I had never heard of them but they sound like they have a good training program and sound like they are growing fast.

does this brokerage provide you with leads besides phone duty? Many larger traditional brokerages will offer training but do not offer leads. You might consider signing on with a smaller brokerage that has great exposure both on and offline and that provides leads. This will make your first few years much easier and allow you to build referrals,generate your own business and have steady income along the way.
