Tmason, in these 56 pages of gems about EML, we have talked about MLS Hit orders numerous times. But.....since you were so nice over in REOTrans to share with us, I will tell you. They are basically orders where you see if they are listed, and if they are you send the MLS Sheet and fill in about 10 fields of information. $10 I think...

And here I thought that reference was left over on their WebSite from when they were in the Recording Business under EML Records. MLS Hits were then the Top 40 most popular records in the national weekly Music Listing Service (MLS).
So that must be different !

I just found out something new about the posting board today. If you go to FIND WORK every 2 minutes for 100 times the message will change from SORRY, WE HAVE NO WORK AVAILABLE to
"GET A LIFE"
All kidding aside I think I agree with some of these posts that the slow down in the BPO business may be due to the new government law where the lender has to work with the home owner for 30 days before filing a "notice of default". ....It's the only thing that makes sense.

I think it may be sooner than that when I look back to when the slow down began. In my state the feds quick fix won't work with 40 to 50 percent depreciation in the last 12 months. Most everybody is upside down in their loan...FHA will loan 90% of LTV (with current appraisal)......the numbers just don't line up. I don't see this helping California, much less the other 4 states that seem to hit the nightly national news (TV).....Think the BPO business will be strong for a few more years especially with the 5 year calls due to reset in 2010 and 2011.

A FUNNY THING HAPPENED ON THE WAY TO THE FORUM!!!!!
It's a good thing I love EML......
I have to do a little venting here....just been one of those days.
I got an order Thurday to do an interior.....I did all the normal stuff like finding comps and filling out form 9. Friday is picture day......I called the agent to make sure the property was vacant and no surprises.....agent said key was in the lock box or underneath a brick by the front door. I found that kind of strange and had to ask about the brick thing (new kind of lock box?) Agent said that they were doing a trash out. I told the agent "ok and please answer your cell phone if I call ...will only call if I can't find the key....I'm driving over 30 miles to the property". I drive to the property. I look for the key....not in lock box or under 6 different bricks that I turned over. I call the agent and get voice mail....not too happy at this point. I take all the exterior shots and wait for the agent to call back. Agent calls back 20 minutes later and I informed him of the key situation....asked if he could come over or somebody from his office and unlock....he said he was out of the office and there was nobody at his office (early Friday afternoon?...and I called earlier to alert him that I was going to do the BPO)......agent says "you can come back this afternoon when I have time"....wrong answer....I ask if the trash out team still had the key"......agent said it wasn't the trashout team that had it....it was the previous owner...Hello..... anybody see any red flags here?.....I asked "why".....agent said the previous owner was easy to work with and they didn't have to do a cfk.(was foreclosed 7/7/08)....I asked if property had already been rekeyed?.......he said "yes"....another red flag maybe?...I call my go to person at EML and inform them of the problem.....was told they would pay me an additional $20...did some quick math...fuel $17.20....$2.80 for my extra effort...as EML is one of my favorites I said no problem....agent calls me this morning (Saturday) to inform me that key was now in lock box....now, all I have to do is get past all that damn traffic (Marine World is located within a mile of property).....oh, joy to the world....I make the drive...traffic is backed up in both directions....I make a sharp lane change to the left and avoid most ot the mess.....home free?.....not quite....I get to the property and find key in lock box...another joy to the world.... I make entry.....set up to do interior and damage shots...downstairs is messy but no big deal....find stove missing ....find downstairs light fixtures and covers missing...no big deal......go upstairs...find all carpet removed from bedrooms, all light fixtures missing, double vanity and sinks missing from master bath.....the list went on and on....took nearly 60 pictures...I asked myself...."would cfk been cheaper?".
You all remember where that lower comment section is on form nine?......Well, I think I broke a record (mine, anyways)in filling that little puppy out.....
So, how was your day?......lol

Way better than yours! I went to my interior (also about 30 miles away) and the key was right under the belly of the fake alligator on the rocks by the dried up pond in the back yard. Just where you expect to find a key (?!)...

You should be happy you live in Texas......I wonder how you would have handled that in Florida?.....lol
I just love these new lock box's......kind of makes me feel like a kid at Easter looking for eggs.

I am good ol' cajun girl from South Louisiana. I have lived in the swamp and in places I had to row the pirogue to my house. And in places you didn't let your dog out at night because he wouldn't come back. And you definitely didn't take 'em out fishing with you in the boat.
When I was 3, my mom looked out the kitchen window just in time to see me nose to nose with a gator offering him a dandelion... So I was pretty sure I could handle the plastic variety ~ LOL.
And this was my first interior for this listing agent where I found a key on the first trip. Maybe I should recommend the gator method for all her listings.
