Forgive me for the stupid question but I don't have access to the EML help due to a bug in my account that is going to be fixed.
What is the "Monthly Rent" field in the EML form, what should I put there? What it would rent for? Or if it was rented what its current rent is? TIA

Current rent, if you have access to that information. Otherwise, what market rent would be for that home or a comparable one in the same area.

I had a good week with EML.......snagged 4 on Tuesday and then I got hit by 3 buyers....wrote 3 contracts...2 should fly...and one with a $3k bonus.
They have one that's been on their posting board all day.. interior.....about 40 miles away plus $5 in bridge fare..think I'll pass on that one. As for this new form I think it will go away soon when they realize why agents are being repetitive.

The guys at EML hate the form too, but it is what this particular client (who used to have a really easy form) is requiring. They know it is long, repetitive and ridiculous - I think we are stuck with it, though.

It's EML's job to service their clients needs and our's is to service EML's needs.....At times, I try to second guess what they're looking for when a new form comes out. Since my "go to person" has changed (late June) I've noticed a change on how they post new orders. Timing is the key to stay on top of the posting board.
I did shoot them an email a while back asking for some notice when a new form comes into play.....nothing back from them but was worth the try. Don't ya just hate it when you get hit with a new form and you've just taken on a ton of orders? It never seems to fail.

What do people do with the "Other (Comments)" field on comparables and competitive listing, it isn't very big, what in general are they looking for there?

If you're making reference to the comment section listed below each comp I normally put in none or model match....just can't seem to think of anything else...have never had a QC issue on that section.....hope that helps

If it has any meat at all, I might cut and paste the MLS Comment for each Comp, and eliminate the fluff (which can mean everything!).

I use the "Other(comments)" field for exterior features like porches, patios, pools, etc. I would rather put something meaningful in there. It is stupid, though, to ask for comments twice on each comp.

I had my first form Z. Hated it. and I turned my first one down. It was in shotgun alley. didn't feel brave that day.Drive-bys I can handle there, but interiors are a different story. Can't run like I used to be able to. Never could go the speed of a bullet.
