Hey, Vermont 007, one of our agents here in N. IL who does lots of REOs does stuff like that, only he lives in California. If you ever get him on the phone he just says, "so what do you want me to do about it?" Still he is probably the biggest lister in our area of BPOs. When you tell the asset managers they aren't interested in hearing about it. I just don't get it.

I received an email from them asking me how much I would charge for doing a BPO. The example they gave was for one in a "rough"
part of town. They have been paying $50 for an exterior in 48 hours. I have done 7 BPO's for them. I was wondering what is going on.

maybe they have a BPO close to you that no one else is covering because of the location. They are probably trying to get a feel of what they would have to pay an agent to get it completed....

They normally have a standard price, I personally have never been asked by EML what I charge. But maybe its a special case? Is the area very rural, or in a high crime area that most agents wouldn't want to travel to? That may be what it is, they just can't get soemone to accept an order for their standard price and they are shopping around trying to find an agent who will take it for the least amount of money.....

I've gotten a few of the "how much and how long" emails lately, usually after I turn down an order due to distance. I actually had one yesterday.
If it's not too far out, I ask for 50% over the published fee and an extra day. If it's real far, I ask for a few hundred because I know someone will do it for less and I really don't want it.

Have you ever been asked to comment on another agents comps??? The latest one I did with EML went into dispute and come to find out one of the comps this other agent used was from 25 miles away...uuhhhh hello! Plus he used an expired listing... what are you thinking? Especially when there are viable comps right down the street? Where do these people get their license? ACME INSTAAGENT? Ok rant done....We finally got it resolved and I got a little extra cash and some kudos, but that was a first. -Renee

I had one from a couple of months ago sent back this week with an appraisal. The appraisal used comps that were ten or more miles away, but stated the distance as 3 and 4 miles.
There were comps within 2 miles that matched the subject, but at a lower price so it probably wouldn't meet the contract price.
Things like this always make me wonder if anyone on the underwriting side actually checks appraisals.

When I hit to upload pics it tells me that there are no docs to be uploaded. Is this just a glitch or am I missing something? Never had it before, but I have my moments too sometimes...
