We have found here in Minnesota that even existing inventory on MLS cash flows right now. Both single family homes, multi family....you name it. There are so many nice REO properties to choose from.
Not sure if you are a licensed agent, but if not, I would plug in with a top investment property team or agent in your area. Have them get searches set up for both MLS and non-MLS inventory. Pound the pavement to look at various properties. Agents on our team are finding many of their clients in multiple offer situations.
We are also finding builders aren't really building at the same pace here in Minneapolis as before...without doubt it has slowed down dramatically.
