I got the list from the biggest local FSBO website. Was nervous, trying to do anything else than to pick up the phone...finally did it. First 10 were pretty bad(!), not that the people were rude, but my presentation was weak. The next 10 were better. The last 10 included my small victory, 2 out of the 10 told me that they were going to list in 3 weeks if they don't sell privately by then and would welcome a call back. I didn't get any listings but I am 100 X's better than I was 12 hours ago and can't wait to try another part of the city tomorrow.
Things I learned:
1) I expected alot of people who would get mad at me for calling. No one got upset and they didn't mind talking to me.
2) The most important thing that the seller wants to hear is that they have a better chance to net more, so there needs to be a greater emphasis on this fact.
3) The more you do it, the better you become. (My broker called 1 seller after I tried my list and it was ALOT smoother than my experience.

Bravo!

Two thoughts...

First, practice makes perfect. This is a shining example!

Second, don't call them next time... head over to their house and talk to them in person. They probably have several other agents calling, you'll be the only one who's actually gone to meet them.

Don't carry over a listing contract to push in their face. Take nothing other than your smile and have a nice discussion about the ways you can help them sell their home. If they didn't get mad when you called, do you think they'd get mad if you showed up on their doorstep? They might even invite you in!

With my current (soon to be former) career I found when i first got in and had a fear if i completely immersed myself in the fear so it was just overwhelming for hours that by the time that period was done it didnt become a problem anymore. while there still may have been a little fear, it was never enough to stop me from doing it again. But if i just did a little and stopped it was almost impossible to go back and conquer it again.

Follow up!!!!

Send the ones you talked to a thank you note ASAP. Handwritten, just thanking them for their time and that you enjoyed speaking with them.

In a couple of days, send them something of interest to them. Some market stats for the neighborhood or the like, something they could use.

Before their next open house, call them and ask them if they need any forms or anything else. BE HELPFUL!

FEAR really is the 4-letter F-word in our business. Fear of rejection. Fear of failure. Fear of bothering people. Fear of the unknown. Even fear of success. Yes, many people are afraid to pick up the phone not because they're afraid of having the phone slammed in their ear, but because they're afraid the FSBO will say 'Yes... come right over and list my house!" Think about it... many people really are afraid of success.

I have people calling me asking me for my services. I do not have to listen to all the negative feed back from cold calling.

One thing I have been trying and having great success with is VoiceBroadcasting my property info and web page county wide to other agents and their offices. I have a phone list and I send one out twice a month. It takes my system less than an hour to call every active agent and office in the county. It keeps my properties fresh in their minds.

I have also been using it get a ton of listings by canvasing neighborhoods with voice mail messages that are having a high foreclosure rates or high new listing numbers. I also buy lists. My broadcast system can call 10,000 numbers in an hour if I want. It leaves my message and then directs them to my 800# that I can have forwarded to me or emailed to me in real time.

I did one last week to one those neighborhoods and got 7 new listings and 10 appointments in 3 hours. I have the highest new listing rate by three times of any agent in the office.

it costs me about $50 per 1500 messages. But all the people I talk to have called me asking for my help. Can you see the huge advantage of them calling you vs you calling them. Thats what I call a qualified lead.

This Texas Agent is right on, I like the way he thinks (not just this post but others)!

So it failed today, but eventually it will come together.

Follow up with them.
Try to make a personal appearance.
Offer to assist them.

Im not sure I agree with Tolsen48? Actually I know I don't agree with them. Congrats though on the first step !!!

90% of what we fear from does not happen. Just pick the phone up or go there and talk to them. Most of FSBO are willing to pay the buyers agent for bringing buyer to save the commission, but on the same time they are shopping for Realtor. I always call first and then visit, just save time if by any chance they are not at home. And I am careful with do not call list.

tolsen48 do you concder "Do not call list"?
