I live in Atlanta Georgia and am looking for an agent to work with.

I am getting rather distressed with the treatment my wife and I have received thus far by agents that have contacted us.

I have a pre approved loan for 125k to buy a home. It seems like the agents I have spoke with dont think 125k is worth their time and have not contacted me back when I tell them about houses I like.

I tried to get one agent to show me a house 2 weeks ago and was told she was busy for the next 3 months and that I should find a house on my own and tell her when I wanted to make an offer on something.

This is my first home and I was excited up find that I could buy. After the treatment I have received I feel I may be better off making my own offers and doing the paper work myself.

We want a single family home, Fenced Back yard, Basement (finished or unfinished) anywhere north of Atlanta. 3br, 2bath or more

We have looked in Woodstock, Canton, Buford, lilburn, norcross. we are not locked into a city but just want a nice location outside of Atlanta.

You will not be better off representing yourself.I specialize in cherokee and cobb counties and i have lived in cherokee county all of my life.I will be honest and tell you 125k is not much for a 3/2 in the areas you mentioned,it can be done but you need an agent that can find the right deal.It also depends on if land is important to you or not for 125k you will not find a 1/2 or 1 acre unless it is an older home.

The land acquistition costs for the builder are so high in my area that 3/2's are going for 140 to 150 on 1/4 acre lots or less in new sundivision.1/2 acre to 1 acre homes are more in the 200 to 400k range as far as new homes go.

Part of the issue may be you are looking all over the place and need to narrow down your search those areas you mentioned besides canton and woodstock are really far apart and it's not realistic for an agent to cover an area that big,my busines oartner covers gwinnett and all of the surrounding areas.

Have you thought about paulding county?You can get a nice 3/2 on land new in your price range and the area is just rebounding in appreciation.

Just make sure you use a quality agent,it makes all the difference in the world in your stress level and your experience with the process.

Sorry to hear about your troubles, find an agent who is under 40 and ready to sell something you can do this by goggling "real estate blog "town" } if they are aggressive they will have a blog or some type of soc. media also newer agents just like to sell and the lower amount home will still get them excited to work for you.
