i still have not had the chance to get my numbers down for calls and contacts per hour with my dialing.
normally on tuesdays from 530-730 my lender and i dial for dollars. tomorrow i have an appointment at 630 so i will not have the full time to get my average for 2 hours. i am going to start calling a bit early. once i get the chance to get solid numbers they will be posted. i have not forgotten.

Someone posted a link to a MF book and I read a little bit of it. There, MF mentions that Froy has 3 telemarketers working for him...I bet he counts their contacts as part of the total for any given day...so you have more than one person prospecting. That makes it more believable IMO.
THAT changes everything and the Superagent image is completely shattered - he is no longer a One Man Real Estate Machine but instead, very shrewd businessman with an effecient system that is successful in his market area. Certainly notable that he's so successful, but what's so remarkable (beyond the shrewdness and simplicity of the successful system of course) about a guy who has hired people to prospect for him? He's now in the same ranks as the Scranton Times who has people call me every so often asking me if I'd like the Sunday paper... I'm kind of sad that the legend has been diminished to just another system. I actually kind of liked the idea of either the created legend or a real guy who is a multi-tasking dynamo... Oh well, this was fun while it lasted!

well dam the first article I read talked about his team and staff. Of course noone could get close these supposed numbers by themselves. Noone would believe that.

For him to be a Realtor in California he would have to listed with the real estate division so you should be able to go to their website and see if he is actually an agent.

Well I'm going to try to turn a rather contentious thread into something positive and then bail out for good... We've hashed this out for a week with little new information discovered. I think we can each come to our own conclusion about the reasons that verifiable information seems to be so elusive. So I'll sum up what I think I'm going to take away from this thread and then be done with it... - Prospecting and lead generation are the crux of our business. - A strong work ethic, business strategy, daily goals and plan, and ACTION to implement that plan are crucial. - Coaching and motivational seminars can be an effective tool to keep our focus on our goals and to generate a great level of 'excitement.' - I think all of us can aspire to be as dedicated, motivated, and focused as legendary Superstar agent Froy Candelario.

Texas - I haven't contributed to this thread much at all... but I have to add that I'm SO not impressed with Mr. Candelario and hate the idea that his business model is something to be admired and strived for.
There's no way on earth that his methods do anything to improve the perception and reputation of our industry since apparently all he's famous for is making gobs of money. I've heard absolutely NOTHING about what a great agent he is or how much his clients appreciate the job he did for them.
I think that's a real shame that this is what we celebrate more than anything else. I guess it's all just nonsense when agents claim they went into real estate because they love the idea of helping people achieve the American Dream, blah blah blah. Nope, it's ALL about PROSPECTING and the Paycheck.
Blech.

Jennifer, I was very careful not to recommend Mr. Candelario's 'business model.' I DO admire his legendary motivation, dedication, and work ethic. And there is no fundamental disconnect between prospecting and helping people. Where do you find all those people you want to help, if not for prospecting? Even Mother Teresa used to walk door-to-door, didn't she??

Texas - I almost always agree with you, so I believe ya! I just don't think there's much about his methods that are admirable. And, I disagree that prospecting and lead generation are the crux of our business. DO A GREAT JOB FOR THE CLIENTS YOU HAVE TODAY AND YOUR TOMORROWS WILL TAKE CARE OF THEMSELVES. Swear to God.

Jennifer, do you follow up with your past clients on a regular basis? Do you get referrals from those contacts? Yes, I stay in touch with my past clients and my SOI and my business is nearly 100% SOI. I do not do any traditional prospecting, never have. "Blech" is exactly right. How exactly is advising agents to take good care of their clients a "competing method?" It is my strong opinion that our industry celebrates prospecting over service and I don't have any problem expressing that opinion every chance I get. Funny that the concept of providing exceptional service and caring about one's current clients as a "prospecting tool" generates any debate at all. My lead conversion rate is over 50%. How does that compare to doorbell-ringing, cold-calling, open-housing? Guys, being good at your job and caring about your clients WORKS. Sorry if that's offensive.
