i'm thinking of skipping the real estate career and inventing a 'system' instead.

i'm thinking it could involve talking to a thousand people per day in person, calling a thousand people per day, working 16 hours a day/ 7 days a week and generally just reading my scripts....that of course are written at a 6th grade level. as long as you speak to people 'at a 6th grade level', you will cash in!

i'd bet if you follow my 'system'...you will do well and you can hold your head high!

Wow. I am the original poster to this thread. Never would have imagined the controversy over this thread. I was just looking for additional info in regards to Froy.

I found this interview of Froy with Mike Ferry. I also have an interview of Mike Ferry with Karen Bernardi (100+ million a year producer) and in that interview...Mike says that Froy makes over 20 million per year in commission...not production, but commission.

Here is Mike talking with superstar Karen Bernardi...

In this interview they discuss Froy briefly...Karen Bernardi sells 150-200 million per year in real estate.

And she is blown away by Froy. At 10min 40sec...Mike Ferry says Froy's goal for year was to make 20+ million in commissions for the year. Karen says "i can't believe"... Karen goal was 4.5 million in commissions.

I have no reason to believe that Mike Ferry and Karen Bernardi...2 of the most powerful Real Estate voices in the country would lie about a person like Froy....

In that interview with Froy...Froy gives out his email address.

So if people have questions, they could email him.

Couple of years ago, i emailed Froy and almost flew to California to watch him prospect. His wife said I could come out and follow him, etc. But the fee was $450.00 per day.

I would probably gladly pay that amount just to see his California real estate license.

Check the California Dept of RE site and you will see there is no such person licensed in California, so as far as I'm concerned he is a fraud, let one of the hotshots that interviewed him provide a license number, an item he would have to produce when asked when doing agent business, so not a secret. Fact, California law requires the license number be placed in any solicitation for business.

Never met a client of his, never met a title person who did business with him, never met an agent who done a deal with him, and never had him listed as a member of any MLS or association that I checked with, and with that volume he should have left tracks in the snow somewhere if he is legit.

If Froy is a fraud then Mike Ferry is a fraud.

So, at least, he does exist. Though he doesn't show up on my MLS roster, and despite the fact that I both live and work in his home turf I have still never seen or heard of him locally, nor have I actually heard his name mentioned by anyone else with whom I do business.

Obviously he is a real person. A lot of people have met him, spoken to him, no way Mike Ferry made him up. Listen to the interview.

The question i have is on his production: Let's assume he does "double end" every deal. So he makes 6 million dollars per 100 million of volume...That would mean he was selling in excess of 300 million in volume for 18+ million in commissions.

Based on 800 home sales he would have to have nearly $500k average sales price???

I just don't buy that he is selling at the volume that he claims....and he also states that he deals almost exclusively with the latino community as his english is very poor (you can hear him in that interview)

He has only 30 friends on Facebook and hasn't posted anything since July 25 when it was set up.

I'm don't know much about Froy but if i was busy selling that much real estate i don't think i would have much time for facebook. In fact i just got rid of my fb account as i found it was just sucking up too much of time and for nothing really.

I tried to get rid of facebook for years but it kept my info on there anyway. Recently it doesn't let me sign on anymore. So I'm not there, but I am, but I'm not.

Frankly I think what is fake is the stories and production numbers about him.

I think his production has turned into a huge urban legend.

Then for a while we couldn't find any data on his license, if you recall. So...there is something fishy about it. Just because he has a facebook page and an email address and a spot on Keller Williams website doesn't make the claims about him true.

And frankly if he were this awesome with what he does and he doesn't need no stinkin' MLS why is he going from franchise to franchise? (C21, now KW)? Why doesn't he open his own shop if he's so smart and successful at double ending everything he lists?

Thanks for the info, but why didn't he show up all the times we looked for him at DRE, if he was licensed in 1984. My curiousity searchs spelled his name right and DRE doesn't allowed unlisted license status. I always thought he must be using an investor approach, and acting as a principal to avoid agent status.

I don't know why I even joined this thread, I buried Froy a long time ago and may he RIP, so unless he shows up in my market place, he doesn't count. His volume suggests you only need to open the phone book to see his past client list. That's a thought start cold calling with the opening line do you know Froy? Not soliciting business, so not a DNC list violation, just hunting for Froy.
