I have access to these types of gifts. No out of pocket cost for buyers. No credit or income restrictions or area requirements. Gift ranges from $10,000 to $50,000 that you do not need to repay.

Susan, what does it take to get access to this information about such gifts? We are a non profit organization (still awaiting status to go through) seeking to buy a parcel of land with a home in order to establish an animal sanctuary. You mean you are being a 501c3 corporation and seeking approval from the IRS?
The grants that are available are for owner-occupied property, between 1-4 units. I will need some details before I can provide a better answer.

My recent experience has confirmed that most mortgage brokers and/or real estate professionals are not familiar with such grant programs and have no desire to work with them. As far as I know (directly from the grant programs), the grants are availabe in every state unless specified otherwise.

if you go to www.subprimemortgageguy.com you can see the USDA and State Bond programs available. There is a page for every state's housing authority which offers state tax free bond backed programs that can be as low as 5.1% for a 30 year fixed rate. Some programs only allow your local banks to be involved but they also allow for state sponsored gifting programs..take a look. ------------------ www.HonestMortgage.net

Color me skeptical and slap me sensless, but I believe the mysterious gift money is the The Nehemiah Program. I have not a bad thing to say about the program, but from looking into its structure the cost of the gift IS going to be factored back into the selling price of the house, because the seller is going to end up reimbursing The Nehemiah Program for the gifted downpayment. Over the long term, the gift will, essentially, be paid back by the buyer, indirectly and with interest. Nehemiah is only one program. There are numerous programs out there. Although the seller does pay a fee to the agency to allow the buyer to use the agency's gift money, the buyer is not repaying any of the gift money. Also, do keep in mind that an appraisal has to be done in order for the bank to lend and the agency to gift. The selling price cannot be higher than market value. It would be beneficial to the seller since the seller gets market value price (also depends on the final sales price) for his home and the buyer has a helping hand with the down payment and/or closing costs. Those in better financial situations might not see the benefits. Susan, Thank you for clarifying that for me. Somewhere I had gotten the impression that the seller reimburses the gift fund, after the fact of the gift dispursement to the buyer, an amount equal to that of the gift, but apparantly that is not the case. I'm also looking to buy a home (owner occupied), in either GA or IL. I'm getting resettled after a long draught between jobs, since 911. After being dislocated for a year, I'm starting a new job and need to get resettled fast. So, these loans sound great for me.
