I probably shouldn't have read this thread especially this late at night. So, heres my story. I purchased my current home a little over 2 years ago. 2 weeks after the purchase my 2 yo daughter fell 15 ft out of my dining room window right onto the driveway. She had to be lifeflighted to the childrens hospital and she had a skull fracture, concussion, contusion and was paralyzed on her left side. She was able to come home 4 days later and went through pt/ot for several months. As her brain healed she regained her mobility.
The neighbors started coming over and were telling me that someone died in the house. I didn't ask from what I just assumed natural causes. I still don't want to know. In Ga we dont have to disclose deaths in a property. After finding all of this out I started seeing shadows and hearing things, thought I would put things in one place and they were moved somewhere else. I dont know if the house is/was haunted. Maybe it was a good ghost that cushioned the fall as it could've been much worse. I just know that over time I let my mind forget about it and I dont see or hear things anymore, or maybe the time limit passed and the ghost left.

In FL we don't have to disclose murders or suicides.

We had this situation about 2 years ago and unfortunalty it was friends of the family and we had to disclose it in the counter offer.

What would you do if its a REO property? I know someone who got the keys yesterday and they found out from the neighbors the previous owned shot himself there and they don't want to move in now. I'm glad i'm not their agent.

I was in my mandatory class a few weeks ago. One of the case studies was about a property that the seller and agent advertised as haunted. They found a buyer, they moved in and never saw the ghost. The buyers sued for false advertising. The attorney said they settled out of court. We don't disclose such things in here.

FREC actually changed the rule in FL a few years ago from, we had to disclose, to now not only do we not have to disclose, we are not allowed to "stigmatize" the property by sharing info about a suicide or death in the home.
