The guys that end up with a foreclosed property is someone who has the cash sitting at the courthouse steps. Banks just want the $$$.

That's true at the actual foreclosure. Usually the bank buys the property back at the courthouse steps, unless somebody with cash outbids even the bank. However, after the bank has it in REO was when I was talking about. Either HUD or VA bails them out or they put it with a Realtor. That being said, when I foreclosed on a property I owned (and wanted back myself) the attorney and I went over to a corner and kind of quietly foreclosed on it. It happens all the time to the good ones.

If a bank required a 30day close most investors I know would lower their bids to reflect this extra time. As I said it must be your area. I have used bank financing and closed in 5 days from initial offer to closing table.
Any title company that says they need a 1.5-2 weeks once they get the paperwork is telling you a lie! It takes maybe an hour to do a final HUD1 once the title company has the final lender docs.

5 days with finiancing? I'm so living & doing business in the wrong state.

Not kidding about the title companies, two different ones, two different properties, same bank, different buyers, both of 'em cash, both title co's said the exact same thing within a matter of days of each other.
