I see that they want 12 months of rental receipts or a letter from your current landlord. I can't find all my rental receipts or most, and I can not let my landlord know right now that I am thinking of moving. What can I do????

Most mortgage companies have a rental verification form they can give to landlords, or rental companies. Check with your loan officer.

Some banks will not accept a verification of rental history.They want 12 months of cancelled rent checks to verify your rent.Your bank should be able to provide 12 months of bank statements.If you get all the rent checks that you have,the lender may be ok with verifying the months you don't have against your bank statements.Also,depending on how many checks you can put together,the lender might be able to give you an exception on the rest of them.Talk to your mortgage broker and let me know what he/she says.

FHA 4155 manual states you cannot be turned down for no housing history.

Might be a way to avoid it all. Comparable rates to conforming lending. I have arms for FHA and most others should as well.

In most cases it is required on Conforming and Non-Conforming lending but there are lenders who do not. More risk is a higher rate though.
