This has been bugging me for a while, so I thought I'd ask what other people input in the field the says "curb appeal" and then wants comments. If it's bad that pretty easy, but if it is just standard old average house, what do you put?

Subject is in keeping with its surrounding neighbors and consistent with the neighborhood.

Subject as viewed from the street appears to offer average appeal to all potential buyers.

Subject may not appeal to all potential buyers due to.....age, condition, color, obvious deferred maintenance, etc..

You catch the general drift.

My comments are similar to CanDo's. If it's just a plain house, I say subject has average curb appeal. If there is something bad, I say what it is.
