Hello, I am happy to say that my foreclosure deal closed within a month! All went smooth, of course I was on top of everything & the only issue the property had was two open code violations for animal vaccinations. I had to push the title company to get them settled because they wanted my buyer to sign a form & be responsible (can't remember the forms name). Since I was dealing directly w/the banks loan processor she got them voided & all was taken care of. So now I am ready to get paid! Yippeeeee.

I'm curious about code violations for animal vaccinations? And how and why would that would hold up a closing? Unless you had unvaccinated animals living there when you sold it. Maybe that's some Florida law? But congrats on your deal closing.

If the code violations are not paid the new buyer is responsible & they are able to place a lien on the house. I contacted the agency and they explained. It does not matter who's name the violation is under, the address is what they go by.
