I have been researching and have been working with engineers and architechs to develop low income housing, single family homes, duplexes, and apartments that don't cost alot to build. Both fundamental construction methods are ecofriendly, and use recycled or free materials. One is more for single family residencies, while the other is best suited for apartments. I have worked with engineers and architechs for approved permits. I have a buisness plan. I know that one of the single family homes can be built for no more then $20,000 (with my own labor) and have over 2000 square feet and a great look and intelligent design while being extremely energy efficient and ecofriendly. The apartments also shouldn't cost more then $20,000 per unit and are stackable (and this is making an extremely safe estimate). I think I have a chance, but my age could be a big problem. Should I start a company and hire someone with more experience to represent me? I am in the process of developing multiple buisness plans to show how profitable my ideas can be when used in different ways. How would you use a method of construction that is extemely cheap to make a profit? Would you look for money to develop your own properties to sell or rent (and if so how), or would you do it for others?

I think that one unit of an apartment could be finished in a day. Its a really good idea. I have welding experience and I am a carpenter, I just bought two lots in the middle of no where (Pontiex, Saskatchewan) and will be building two show homes for each method. I will be constructing one apartment and one single family home for each method. I will also buy another two lots around the area later to demonstrate the other method. Permitting may be difficult for the other method, but the more that go up, the easier it will become. I hope that after I can use the propertys demonstrating the second method to start a course in alternative construction. The other two demonstrating the other method can be transported to another lot that I will get money to purchase with the help of the bank or an investor.

I think you are WAY ahead of yourself here. Before introducing this to anyone you need to get a patent on it and that takes years if they have such a thing in Canada.

People think alot of things and talk is cheap.People will let the money flow when they see it happen in real time.

People's ideas get stolen everyday because they didn't do the right upfront work.

Thanks. I will inform everyone when my show homes are built and I have found investors. I will have every idea protected if I can. Im not asking anyone for money, just advice.

You should videotape extensively during construction. It may help sell your units later if people can see how the units were built. Sell for enough profit to see if you can double your build rate. Get enough profit from two sales, to build four more units. Sell and repeat. After you've sold a few and know what your real numbers are, go to some regional real estate investment clubs and pitch your business plan for investors.

I couldn't help but note this nugget from your post...

One of the biggest mistakes of people getting into real estate is 'doing it themselves' to save labor costs. I have no idea what level of experience you have. Are you an experienced carpenter, tile man, plumber and electrician? Have you installed cabinets, floors, counter-tops, toilets, and disposals in the past? Do you have all the tools to do these jobs? Or will you be heading to your local hardware store to rent them?

I know very few individuals who can tackle a major construction or remodeling job without a long list of reliable contractors.
