We are trying to buy a 3 -family, what would you consider the "due diligence" to be in researching the property. We've done the deed and tax bill, certainly we're planning a home inspection. It's in a neighborhood of 3 family's, the zoning is not an issue. And we are trying to go FHA and the home appears to be able to clear that hurdle ok. Financing is not an issue. Just some ideas would be helpful. Since it's family buying it I want to be sure I've done the best I can do for them. Thanks in advance

A Home Inspection doesn't always include a Lead Hazard Assessment; but I think it is critical these days for anything other than SFRs, and knowing the age of the Housing Stock in Massachusetts, I would make sure a Qualified Lead Hazard Inspector takes a look at it.

Getting a Certificate of Occupancy from the local Zoning Administrator is helpful. This will insure that the Building is in compliance with the Local Zoning By-Law or Ordinance

It may also be helpful to ask if the State Fire Marshall has visited the property recently to make sure that the building is in Compliance with the Current Fire Safety Code.

I would definitely encourage you to look at some comparable sales to ensure that your family member is getting a good price. You should be able to find a number of good comparable sales on the MLS that are similar.

I would also encourage your offer to be contingent on a home inspection. Make sure in fact that your inspector goes through the property with a "fine tooth comb." If there are any items that need to be fixed, do in fact ask the seller to fix those items prior to closing.

I would be sure to check the seller's disclosure to see if there are any issues that the seller is disclosing to any prospective buyers.

Last of all, check the rental demand in that area. Make sure the location is a good one where units are in demand.
