what is a typical split between a broker and a new agent? and what "should" your broker be doing for thier cut?

If your a new agent maybe training and leads if your lucky.

The broker will have to do alot of hand holding so you will not see a good split until after a few transactions where you can do things more on your own.

The most important thing to focus on is where are you going to 'NET' the most amount of money. Who cares if a company offers you a 100% of your commission if they don't offer you any training and support? 100% of 0 is still 0. You want to find a company that is dedicated to your success as an agent, so that you can take your business to the highest level and thus net the most amount of money.

i have hung my license in a few offices. the first office was a 50/50 shop. i got no training. i left went to a shop that had 80/20 for free or 100% for a monthly fee, the training was great!

waht you pay your broker does not directly correlate to how much training that there is.


compare apples to apples

people always say that 100% of nothing is nothing.

well 50% of nothing is nothing as well!


throw some figures in there and find out how much you are paying then figure what the cost for you to pay for your own trianing is

I've seen many new licensees worry endlessly about their 'split' before they've ever shown a home or written a contract.

The fact is our 'splits' and other perks and benefits are negotiable. Once we prove ourself as a productive agent, we have every opportunity to negotiate our commission structure, our office space, and even a reserved parking spot if that's what our heart desires!

Advice to new agents... focus on finding a company with which you are comfortable and a broker who will help you build your business. The 'split' will take care of itself.

i could not agree more. the thing is that many agents equate the commission split to the amount of training that you get from your broker. the 2 dont go directly hand in hand. newer agents need to realize just like the public that each agent is an independent contractor and each broker runs his shop differently even if the "brand" is the same. those are some of the biggest misperceptions in the business as far as how things work.
