My score (fico) is 608 and my hubby's score is lower than mine 580. We make over a little over 120,000 a year, and we have about 20,000 to put down on something 230,000 and under. Do you think we will be able to pull it off or is our credit just to bad?

It is possible for you to get a home with 100% financing with scores like that. I am a loan officer and if you are interested I would not mind helping you. My email is reneeterrell@bellsouth.net and my number is 404-379-4680 my name is Renee. Call me and lets see what I can work out for you.

you can definitely get 100% financing with those scores. www.kellyhallmortgages.com, she just did this for a couple of my clients!

hey condo- I read all of your posts. My advice would be to go to a couple of lenders. I don't know about New Jersey, but in GA, you can do a FHA or even conventional loan in your situation.

Talk to friends or relatives. See who has had good experiences with their mortgage companies. Go to local companies that are referred by these friends/relatives. Talk to a few of them so you can compare deals and get the best deal for you.

Your score is perfectly fine.I would suggest that your husband not do anything that will drop his if you are looking to buy soon.Any lower and you may take a hit on the interest rate from the bank.If any of his accounts are over 30 days late, get them caught up.If he has more than 3-4 credit cards and can do without some of them, close them.If his credit amounts are near the maximum balance, pay them down some. All of this will help boost his score very quickly. My .02

And did ya win?

All kinds of lender helping in here these days. FHA loan limits most likely will restrict this one so you should try DU or LP for a Fannie or Freddy level approval. Compensating factors such as DTI and housing ratio.

LOL I am late so I will just help lenders help you :-)
