Hello, my name is Vince and I am interning with a real estate company. I was wondering if anyone has insight on how a company can obtain the for sale by owner listings. What is a good way to market that? Thanks

So this is a challenge. Competition is huge and those guys do not like us too much:-) I usually make an appointment to preview the house and then follow them up by e-mail and phone calls. Don’t try to convince them that they do the thinks wrong, they will not listen. Just pretend that you want to help them, send those tips and etc. Statistically 0nly 20% are selling theirself, the rest are listing with a broker. Good luck!

call once a week and ask how things are going. always ask for an interview. tell htem that you would like to interview for the job in hte event that htey decide that they would like to use an agent. that one is a 2 part listing presentation. once you get your interview, keep in touch and let htem know FACTS more homes sell in the summer months than any time of hte year. so when htey are not selling they will think that maybee they should hire you so that they can have teh pro do it durring "peak selling time".

basically any conversation that you have with them is a great one. most agents are not persistent.


dirk zeller stated in his book that around 86% of sales people will give up once told no. the other 14% will keep asking for what they want(in a different way, obviously). keep asking and hwen htey are at their breaking point, you will be calling them.

Honestly, it's a full course for each question. There is a lot to explain. Not sure if I can do this just here...
But, yes, I list without listing presentation. I just convince them to sign with me. I do have really good arguments though...It works very well...Lots of experience into that also...
FSBO are easy. They already want to sell.
My marketing materials cost 1 cent per unit, and I do about 4000 to 5000 pieces every month. Cost about $40-$50 per month. Highly targeted materials.
The both side is actually explained but too long to tell here. About 40% of the properties I sell, I have both side.
New agent are afraid to go because there is no experience. I turned that non experience into listings.
I, sometimes, make more money than a commission because I buy it myself and resell, explaining that I'm an agent and do it for money, explaining that I could list but cannot guarantee to sell on time OR buying it today and I take the risk to resell later for profit. This involved pre-foreclosure. I find these pre-foreclosure with my cheap marketing materials...

where do you find marketing material that cost 1 cent per unit? and what do you give them that would cost 1 cent. i have done the math before and even with a printed page from a home lazer printer the cost is more than 1 cent per page on regular paper

I have a Minolta pagepro laser printer doing 6000 impression with a cartridge. This ink is bought for $39 online. I have to send the empty container and they send me a full one. My paper is a box of 5,000 (10X500) and cost $19.89 online.
Cost of paper: 0.4 cent each
Cost of ink: 0.6 cent each
Total: 1 cent each
I get 4000 (lazy time) to 6000 of them out there every month.
Total cost: $40 to $60 per month...
