Locally you might contact the HR department of some of your local industries that transfer employees in and out.

Some HR people are often glad to find a local Realtor to handle their incoming and outgoing transferees.

Some of my Realtor buds have had great success joining the Employee Relocation Council http://www.erc.org/ and attending their conventions and meetings to network with the relocation world.

I'd contact realtors by phone in other states. Make a deal with them that you'll refer any relos going to their area to them. Ask for the same in return. Follow up with a letter/biz card. Once in a while keep in touch (how is the market doing, and so on...).
