You had a buyer's agent, whose sole job was to advocate and advise for you during this process. Did your agent explain why you should or shouldn't get inspections and what might happen, who would be liable, etc., so you could make the best decision possible?
The listing agent represented the seller, and the seller only. He/she did have a fiduciary responsibility to be honest and ethical to all parties, but the listing agent does not live at the home and does not know everything there is to know. If the seller is not truthful on the disclosure, it doesn't automatically mean that the listing agent was in on it. I looked at your 11 items, and honestly - if I had been the listing agent and had not been personally told of these things, I don't know how I would have known myself.
