who is responsible to replace the lights or light bulbs if it's not working?

Interior light bulbs are usually tenants responsibility. Exterior probably would be the same (like your front porch) but other exterior lighting (common use) would probably usually be on the landlord. In this case it should be noted in the lease.

I agree, but I always carry a box of $0.69 bulbs in my truck as I hate it when my tenants steal the bulbs out of the laundry room for their apartment. Just easier for me to hand them a couple every so often.

Strangest of all, they think I am the most generous guy!

It's probably not worth the hassle of enforcing a light policy unless you are dealing with an apartment complex. I usually give the tenant two packages of bulbs when they take possession.

Lights gone MIA, well what do you know? strange things do happen after all. Anyway, apart from joking, it should be the owners responsibility at least until he or she hands over the house to the tenant. After which, it becomes the tenants responsibility, all the way. At least, that's my take on it.

If i were a landlord, I would switch out all of the lightbulbs with those florescent ones - sure it might be $30 to do an entire property that way...but you'd only have to replace them every 7 years and wouldn't have to worry about it...

though as someone did say people do have a tendency to take strange things when they leave a place.

In places I rented I always assumed lightbulbs were my responsibility...I could not ever imagine asking my landlords for lightbulbs, lol.

Better see what your lease contract says though - there's probably something vague enough in there to defend whatever position you want to take on the lightbulb.

Should be addressed in the lease. It's crazy but I know something that minor can cause a major hassle. Great idea to put a couple packs of light bulbs in the units then most people are capable of changing it themselves.

LOL, Scott...this is so true. Many tenants seem so thankful and appreciative for simple things like light bulbs. I just wish they are always that appreciative when I fix their air-conditioning for them. :)
