What is a UCC search? It is on a commercial contract and says "property is subject to a UCC search". (I have an investor whos trying to buy a commercial property FISBO)

Uniform Commercial Code or Universal Commercial Code my brian is fried it's a Friday so bear with me.

You can have a UCC filing against the real estate,property,or a business. These are liens against the property to insure payment by the creditor.

There might be other uses as well but my mind is blank.
