Does anyone have a website or a list as to what to check for when doing a final walk through prior to closing?

Just a note of caution... I got the feeling that you were taking some responsibility during the final walk thru.

The Final Walk thru is a task that the Buyers perform. NEVER take on any responsibility as an Agent during a walk through or you can be held liable for any deficiencies overlooked.

Provide access to the Buyers but I would advise to NOT follow them around. Have them make notes and at the end identify andy problems they have identified. Only at that time should you consider accompanying them to the location of the "problem" and see what they feel is a problem. If it looks ANYTHING like a problem, advise the sellers agent and see if it can be resolved. If is is only cosmetic, advise the buyers of your "personal opinion" but if they do not agree add that to what you communicate to the Sellers Agent.

NEVER, take on the responsibility of inspections or even appear to be doing it. I am sure that most of your Brokers will advise the same. A Final Walk Through is the wrong place to accept responsibility any inspection or inspection input including telling the buyers what to look at or for.

If you feel different, please check your E&O policy for deductible limits... at some time you will have the opportunity to use them.

By the time of your final walkthrough (a day before or day of closing) you would have been through the home during your initial showings and inspection. This final walkthrough is to insure that the condition of the property is basically the same as when you were last there. You want to be sure that the sellers did not remove items that should have remained and left personal property that was to remain as per the contract. You want to be sure that the sellers have not damaged the home due to moving out.
