Can I fire my agent?

I am 3 months into a 6 month exclusive agreement with a local real estate agent. Thus far there have been no showings and only limited advertisments (total spent $90.00) and limited signage. In addition, unless I call the agent there is no contact at all. I live on a lake that is a desirable location. I have noticed that other realtors in the area place ads in newspaper up to 200 miles away as well as listings on the internet. At this point, as we move into prime time I am very displeased with this agent and would like to terminate my agreement. Is this possible and what are the legal ramifications?

Are the houses that are advertised in newspapers 200 miles away selling??
Are similiarly priced houses selling in your area???
I would suggest you sit down and have a very frank talk with your agent; you might want to include his or her broker, and make it very clear you want things to change for the better and soon or you want a release from your listing to seek better representation.
It's one thing to be in an area where homes are not selling quickly but there is no excuse for not picking up the phone or e mail every so often and communicating.

All good advice so far.
This sounds like what happens to sellers who choose the agent who offers the highest sale price and lowest fee. Either way, you need to contact the agent's broker and make sure you get recent market comps, then price your home accordingly.
Homes don't sell for price, condition, and/or terms. The marketing could be lacking as well, so work with your broker to do an assessment of all four areas to see which one(s) you need to adjust.
