MikeD, while I am quite sure you are being snarky with your comments. I am not here to Show anyone the ropes. I am just trying to find the best agents in open markets where my sellers need representation.
While this will not be a popular opinion on this board, I believe that minimum service standards thats been pushed around by the NAR should apply to agents. Most- MOST arent worth their licensing fees. I am looking for the true DOERS.. the people that understand this and most markets.. and most important to me is finding people that transact real estate in high volumes.
You dont have to worry about a seminar pitch from me.. in act we DO have training.. only its free for our network members.

You have to be "certified", => yes, after you pay $ to be on the website,
"over 100 transactions per year" => sounds like "stated income" to me....
I will make you a deal.. if our agents in the network does NOT average 100 transactions, I will help you secure 10 listings.. TEN.. if they DO.. then apologize... and yes. it DOES cost money to be on houses.net... 75 whooping bucks... sounds like a strong ROI to me... I am sure you will have something not so nice to say, or will make another wrong accusation. Have a nice day.

you start outby "GUESSING" that they are not "real agents", then by the end of your erroneous rant, youn wonder how we are skirting licensing laws. Nice insightful post. However you are WRONG. they all have this thing called a "real estate license", some are actually what is called a "broker", some actually own their own thing called a "company", and they are all in good standing with this thing called the licensing board. My guess is their agents are not licensed real estate agents - that's why they are called "specialists" instead.
I've been getting a lot of interior BPo (for shorts sales) where the contact name is some company that is "working" with the buyer (notice they don't say they are selling real estate). the properties are not on MLS - yet these "specialists" insist on meeting me at the property and handing me comps.
I may start a new topic on this cause I just don't get how they are getting around the licensing laws.

Your nose must be broken. And you must not have looked around the site that much.. we dont publish LIST prices.. except on auction based homes (less than 1% of the sites total) we work off the loan balance as a starting point, hence the need for people that are familiar with short sales. as far as mapping.. its as close as I will allow it to get. I WILL not compromise the privacy of the seller in their time of distress.. thats one of the reasons they come to us to begin with.. I will not compromise that just so you can be happy with mapping. And lastly.. the site is in beta.. let me tell you how to tell if it is in Beta or not.. THERE IS A SIGN ABOVE THE LOGO THAT SAYS BETA.. hope that helps Even still our site got over 1 million page views in its first beta month in March, and 1.3 million last month.. we get 3 TIMES the page views per user as the beloved Trulia. and finally.. the site was built for buyers.. not snarky agents, but thank you for your contstructive criticism. Well, PreForeclosure, I went to your site. I've got to say that I smell SPAM and a scam. I know my market area very well, very well indeed. Your listing prices are in no way, shape or form below market. Indeed, they seem to be above going market. So, I wish you well.

I know 60% of the people in our network personally. I dont know Joe. He is new with us, but was referred by a major producer. We have had a lot of "Joes" work with us.. people like Aaron Kinn out of Dallas who 4 yeays ago was a school teacher, and this year he will do roughly 250 transactions..
Take a look at Mary Garcia.. she has been with us less than a year.. now she is top lister for her company.. people cant figure out how she does it.. I know.. :-)
We AVERAGE 100 transactions per year.. we have people that are smoking that number and others that will grow into that number.
As far as the rating system.. it is not functional yet.. it will be reflective of their performance
told the truth on their application..
None sold anywhere near what the site claims..
Agent JM has 0 listings and closed 5 sales last year.
He has a 4 star rating, I wonder how they assign ratings..

so are you loss mitigators? Char, No, we arent.. I dont believe in the majority of that industry. We do work with banks closely, in fact Citi is referring some of their clientele to us. We have the short sale process down, and we are currenlty putting together a program (soon to be announced) that will have both Fanny and Freddie's stamp of approval. We want to help the seller achieve their goals, whatever those may be. Sometimes it is a sale, sometimes a loan mod, ut like i said in a previous post.. a small but growing % of our sellers are coming to US with a short sale package preapproved.. they just need a buyer.

Actually your topic sounds like every other email spam I get...maybe you started off on the wrong foot? Point taken.. and a good point it is.. Both in terms of the topic title and my responses.. however, I have been accused so far - in less than 24 hours of: SPam putting viruses on peoples computers hawking seminars not having licensed agents agents not being what they claim to be us not being what we claim to be the list price not being.. whatever that lady said... a SCAM well, we have worked our BUTT off to put everthing in a 360 degree context.. helping out sellers.. who need help the most by putting them in touch with people that KNOW how to help.. we strive to create the ultimate win-win.. To date, we have dealt with around 300,000 sellers and we have gotten a total of ONE complaint.. and the funny thing about that one complaint is they confused us with someone else. we are looking to bring ethics and integrity to a process that has lacked both in recent years.. So I am sorry for being defensive, however, I WILL not take cheap shots sitting down... One more thing.. the truth is we have OVER 10K preforeclosures.. To date, we really havent had to market out to agents, but we are getting inundated. The cream of the crop from an agent perspective is not easily identifiable with the rest of the noise out there.. I would LOVE to hear any suggestions on how to find these people. THANKS for your feedback.
