I am looking to buy a 3 bedroom home for my mother who is 45 im looking for a home that is mostly in the southern states but up north is ok too. I'm willing to pay the downpayment using my VA and then put up more money if nessacarry, also im looking to buy in june if any one can help me it would be really apreciated.

I believe using a VA loan requires owner occupancy. You might be able to do better going conventional financing.

You may also be able to co-sign for your mother so she can get her own home loan. If she hasn't owned a home anytime during the past 3 years, she may be able to qualify for a 1st time buyer loan. She can also qualify for downpayment assistance. A local mortgage broker can discuss the various options.

Once she gets older, you can look for retirement communities or a realtor that is a Seniors Real Estate Specialist. These agents have received a education by the National Association of REALTORS on issues related to retirees or seniors. Many specialize in this field. Here is the SRES website.

East Tennessee is a beautiful part of the south. Knoxville, where I practice real estate is bi-sected by Interstate's 75 & 40 so you have very easy access to most any part of the east coast.

Temperate weather, no state income tax, friendly people, and lots of things to do.

You cannot do a Non Owner Occupied Purchase VA loan. That is a fact.

Before you start looking at homes I strongly urge you to get a pre-approval so you know your able to get the financing needed to buy. I would be happy to assist you or if you want to deal with someone local I will provide a 2nd opinion free of charge. I do have a 100% Non Owner Occupied Purchase loan available. This is a rare loan that very few lenders have access to.
