I have been searching quite a bit on Craigslist in various sections. I was wondering if there is a fee for licensed realtors to advertise under the real estate section of Craigslist? I figured it was more for FSBO's but there are some agents listings on there in my area. If it is free like cars etc.. I cant imagine everyone not having ads on there. PM me if you dont want to discuss openly. Thanks in advance for any help.

they (CL) have a "tolerence" policy that "allows" specific listings (not office or MLS) but a caution = don't post too many specific listings as that will get you flagged for spamming

A lot of agents don't post on CL because they either

A) don't know about it
B) too lazy to do it
C) think it's a waste of time.

I post on CL and haven't had much success yet but it still only takes a few minutes and it's one more way to advertise my listing.

I feel the same as Perky. I post on CL but have had very little success, but it never hurts and only takes a minute.

I use CL and have had some success with it, particularly for announcing Open Houses. I usually get 3-4 calls or emails a month from it. Not to bad for free advertisings. Just don't abuse it, remember your state laws requiring disclosure of brokerage name in advertising (in our state it must be in the ad, not in a link to a website or virtual tour)

Thank you for the responses. I dont know that it would sell a home but the price is right! I think its worth a shot to put one on there. Any exposure is good! I just couldnt find any real guideline on how much we are allowed. I think in my area CL is becoming more popular than EBAY! And JBT4RE is right about the disclosure of brokerage name, but I have seen some that arent doing that. I would say theres about 5 agents in my area putting ads on there. Not many for there being around 10,000 in our MLS.

I do nothing CL is a good place, but you can try. So I think is waste of time, ad does not sell property, just price it correct and the property will sell.

I post my listings on Craigslist. It is free and gives my listings more exposure.

I got two leads from my latest Craigs List ad.
Well, one lead, that is a "possible" something but not for that particular house...

The other one was really lame. It asked me a question about the house and so I replied, and almost INSTANTLY, as in, within seconds, I got a response: "Thanks but we already found something else. You might want to try selling your house here...this is where we found ours..." blah blah blah -- and it was a link to some website for "We Buy Houses Cash" or something.

I post everything on Craigslist. I use the Point2Agent system and I can post from the back office. If I post say 4 properties it gives between 100-150 new visitors to my site that day. Now they may not end up buying that property but they use my site to search for more homes and I capture their info and turn them into buyers of other properties. So it is a great way to generate and capture a lead. With the age of technology upon us I think those are the things to do to get business considering the amount of people starting their home search online. Besides it take 2 seconds to post and it works as advertising for yourself non the less. Just my 2 cents.

As Jason added, one of the biggest benefits to CL is the traffic exposure that it can bring you and your current website. If you are only thinking about the one property your have in front of you, you are limiting yourself to the beauty of marketing on the www.

Depending on where you post, CL has a question of whether or not you are licensed.

I post on CL and love it. A lot of buyer check CL for "good deals" I have a graphic arts guy in my office that throws a flyer and ad together for me and I post all of my listings once a week. I actually bought my hose off of CL.

craigslist isn't what it used to be especially since it is becoming a spin off of the mls. i thought it was intended for sale by owners. you don't see many car lots or at least didn't place their ads on there or furniture stores. every knows if they want a property listed they can go to realtor.com or hire a realtor.

once another fsbo site comes along craigslist will lose a lot of that traffic because they should have section for sale by owner and one for realtors. well i think that is what the real estate services section is for, but who follows rules these days?

If you post consistently once a day on your listings craigslist can be a very valuable tool. If you post more often than once a day your postings in many metros will get flagged and removed. If you do not post once a day then you most likely will not see much response from your ad because of how far it gets pushed down the pages in even just one day.

james, I disagree with that. I still get questions from time to time on my listings that are several days even weeks old.

Craigs List is not like a search engine. People looking for houses will do a search and look at everything that comes up, or everything that looks interesting. More than spamming the board every day you should write ads that are easily searchable and have great headlines.
