Hi..I am new to this forum and new to the real estate business in general.I was recently hired by a company in NY that sells Florida real estate. I am not a sales agent yet but the company will be paying for my school as well as endorsing me for my sales license.My job is basically bottom of the totum poll right now but hey Ya gotta start somewhere to get the experience right.Now my job entails basically going out there and generating leads and setting up appointments for the managers at the place of business.Now ,the managers will show the people interested a presentation of the homes and plots that are available for sale.If they are serious about buying my company will send them to FL all expenses paid for two nights to take a look at the property.If a sale is made I get commission.

I am just finding it hard to grasp how to market to people in NY homes in FL.I was expecting a list of some sort to work from that the company provided .I really dont know where to begin in regards to generating leads for the company and possibly some sales so I can be endorsed to take my sales exam.Of course I could right a blog explaining the whole program because the company has some great prices on land down there and the homes are beautiful.The area they sell is Sarasota/City of North Port.Can any of you pros out there give me some good advice on how to get out there and set up an appointment for a possible sale.I just find it so intrusive going up to random people seeing if they would be interested.Flyers will just get thrown out.I really want to impress this company and want the experience as well

Its all commission based so no appointments means no presentations of what the company is offering and that means no money.Any insight would be much appreciated

Me too I see it hard to sell FL properties to NY people that way. Before, It was maybe OK but these days, if I want a Tokyo Flat, I google it...No need to look for a NY co doing it...
My 2 cents though..

they have insider leads but those go to the more experienced.They wouldnt give a lead to a person juts starting out..Uhh very frustrating

This puts you in a tough spot. The only thing I can think of right now is if you were to make some flyers saying something like "Want a FREE vacation in Florida including 2 nights stay and all expenses paid? Florida is prime for real estate and now is the best season!" Explain how they will get a FREE vacation out of it and be able to check out the nicest homes for their price range, blah blah blah.

I would drop these flyers off at doctor offices, law offices, and other major office buildings. Doctors and lawyers always have time for vacation and money to buy in nice places. I think those people should be your prime target.

Just an idea.

Sounds to me like it would be easier and more profitable for you to just get normal real estate licensing classes, and then go work for a traditional brokerage that offers training, like Weichert, C21, etc.

This sounds like they entice you in with the "free training" but they're really just using you and wasting your time.

and if you can't afford to take the licensing classes, then real estate isn't for you right now - you should save up some money to pay for classes and to be able to survive for 6-8 months totally on your savings. Real estate is an expensive business.

Thanks for the idea 007 but when I think of flyers I think about what I do when I get handed a flyer" throw it away"I like the target of people you gave me.Those are people that would definitely be interested in summer homes or something of that nature..I appreciate the feedback..Perky Realtor I understand what your saying about them using me but Im playing that game with them as well.

Well good luck with the game, hope you win it.

My former broker wanted me to generate leads for them, but I couldn't see myself generating leads to give away for a pittance when I could do the entire deal myself and make the commission.

Talk to FSBO, knock on the doors, go after expireds, catch them online......If you work you will find leads, but Perky is right why will you give this leads to them, so if yo are confident that you can converd this leads just work for yourself.
