Whoa--this is a broad question!
What you must avoid saying is of course anything against the laws that govern real estate salespeople/brokers in your state or country (Cyprus?)--i.e. against protected classes, anything that would harm your client's position, etc.
What you must say is anything that your fiduciary duty to your client dictates--anything they must know of a critical nature such as material facts. All guided of course by the your either single or dual agency relationship with the customer or client.
The thought in modern communications is that to effectively communicate one should communicate on the other person's level (for lack of a better word).
But you must be yourself above all. You want to form genuine "warm and fuzzies" with your clients but do not be fake.
You will not get along with every customer or client. They might not have chosen to work with you for your personality. Be consistent. Go with the flow.
