Ben Afleck is moving to Boston. How do I find the broker he's using or how do I get my $2,25,000 listing in his hands? Desparately needing info on this, the sellers asked me to do it...

If you research him on line, you could find out who his agent is and deliver a package to his agent (who could forward it on) - or the agent could let you know who the broker is.

You could also advertise in Variety. Perhaps showing your sellers the ad will satisfy them.
I can't imagine finding the name of his broker online. I've done a lot of internet searches and I've only seen that sort of thing shared for transactions that are reported months after the fact.

Tori is right on. His business manager is the best choice and easy to discover. Do up a superior brochure on the property and include a video tour on CD and send it FedEx with a professional introduction letter.

Make sure you have the property on MLS with lots of good photos & virtual tour.

If you do decide to send a package directly to his business manager, then make sure that you mention that you respect privacy and are willing to make special arrangements for him to view the property to avoid public intrusion. Also mention that you and your client have no problem signing a confidentiality agreement.

I've shown/sold to a celebrity before and they had their lawyer pose as the prospective purchaser initially. I was surprised when the "real" prospect arrived. I was a bit nervous and it's not why you think... the lawyer was making notes the whole time! ;\)

They will most likely want to any make offers through their lawyer, so be prepared for that.

It's a long shot at best! The question is,.... are you helping or hurting yourself by trying so desperately to make this hole-in-one shot? If they expect something magical to happen and you can't pull it off, will your sellers see you as a failure?
By all means send the info, but don't expect too much in the way of a reply, and don't get too wrapped up in the idea that Ben Affleck is going to buy this property.
Your client/seller might be star struck but you have to keep a level head and bring 'em back to reality.

Bit of a goofy longshot if you ask me. Your time and money are most certianly better spent in other ways marketing your listing. And I'm sure his agent will see the property on your local MLS assuming it fits Afleck's criteria.

Actually, I probably should have been more specific. Being here in Nashville, the "business manager" is just called agent (it didn't dawn on me to say business manager. LOL) The only reason this popped into my head is that my phone number used to belong to a very famous country music singer. I'm constantly getting calls for him and I just refer them to his management company (who's number is now right by my phone *eye roll*) I figure they'll forward on anything that's important.

I spent 20 seconds on Google. Several hits indicate that Ben Affleck is represented by Endeavor Talent Agency. Call them to confirm and go from there.

There's lots of very well off people in Boston. Why not target them with primo marketing instead?

Play the odds.

Anyways, judging by Ben's stability in marriage, he'll probably change his mind at the last minute anyways!

Thank you for the name. And yes, I agree about his marriages but I need the experience in going about this. I alos don't know how to targt the "well off" people in Boston, other than post cards and pay for a list...right?

The agent is the last person that knows ANYTHING about a real estate transaction involving their client.

Additionally, "A" list celebrities do NOT use brokers, they have no need to, even very few "B" list celebrities use brokers.

Well, you who are criticizing the discussion probably have so many sales with celebrities that they keep them secret and close to the vest. I was sincere when I asked the initial question. I wish I hadn't asked, I feel made fun of. My question was legitimate while some of the responses were unfair.

I have the one agent/manager address that was posted that I will follow up on, I thank the poster for that.

I dislike the statements made about spending my time doing other things. I noticed there was no reply to my question of what those other things were, except paying for flyers and lists and send them to the higher end customer.

This thread is supposed to be a safe place to ask questions about our business. I know I wasn't given a manual on how to be a broker when I got my license...i.e. why this site is a good resource for me. Thank you for the help and support I have received.

I hope you read contracts more closely than you read this thread! I believe you missed something! ;\)

I'm glad to know that the agent is proactive enough to explore any opportunities to expose his listing. I'm sure his client is as well! Congratulations are in order for the agent if for no other reason, than securing a listing of that price range. It's obvious that he is seeking helpful opinions, not criticism.

As you are a moderator, I was under the impression that it's your job to keep the forum civil and enforce the rules, not antagonize.. am I correct?

- George Michael used a broker to list a property he owned here in Dallas (beautiful and tastefully-decorated with a great view I might add).

- I represented one of the 100 richest people in the world in a transaction on the buyer side personally.

- A local Realtor named Carolyn Shamis represents so many celebrities that she herself has become somewhat of a celebrity around town.

I guess you've still lost me there. What kind of brokers is it that "A" list celebrities don't use?

By the way I know Denzel Washington's talent agent personally so even a guy as big as him uses an agent to negotiate movie deals and such.

Look up the most expensive neighborhoods and then get on the phone and promote the listing to them. Now you have a great reason to call them. A lot of wealthy people only hang out with other wealthy people so you may get lucky and find someone who knows someone who is looking for a 2+ million dollar home. You might even get another listing or 2 out of your solicitation.

I'd imagine a $2,225,000 home has a fantastic kitchen. In general, wealthy buyer enjoy the finer things in life - wine, gourmet food, etc. Promote the listing to other agents and high end homes with a wine & cheese or gourmet chef night in the listings' kitchen. Create an event where qualified buyers will come to you! It's an idea!

There are magazines that profile high end homes also websites. I would contact other agents that sell in that price range. An agent in our area that had a home over 1 mill put up a bulletin board that said " LaBron, Buy this home!" He had a pic of the home, broker and his info.... It was done up very nice. He got so much media attention from it...major papers and the news that it took his career to the next level. Nope...he didnt sell to LaBron but he did sell it!

This home is in Unique Homes Magazine. Also our agency is considered high-end...but They do't seem to promote othr agents very much. I guess the idea of paying for a mailing list is an option. The idea of sending the lsitng to other high-end owners is a good one.

The free meal thing was done a few weeks ago...it was for brokers...only 6 showed up...it was coctails and appetizers..and only one called back and that wasnt for the open house she came to. The home owner paid for the open house too.

Well, I'm not a new agent...had my lcense for 36 years but have had a brain injury and have lost some stuff. I got the listing because no matter what...I am good...and I service terrifically.I also just asked for the listing, which is how I get most of them.

You know, all I wanted to know was how to contact his agent so I could get a copy of the listing in hands. ...I wasnt looking for a celebrity broker in the sense that the broker is so good they are now celebratious!!! How's that for a word. Thank you all for your input and thank you very much moderator...I did feel like I was patronized and not respected.
