I have been thinking about taking full service to the next level. Give me some input. I would target the 750k+ homes and offer much more assistance during the listing & closing period.

It would be a concierge (spelling?) service and help them with as many things as I could and make the selling process something they will never forget. I would worry that the long listings would drive me and my team crazy but the high commissions might be worth it?

Do you think this type of program would work? I would obviously charge the normal commission and probably an upfront fee.

Be careful when offering different levels of service to different clients. This is one of the things looked at when charges of discrimination pop up.

The only way to really know is to test it. But be sure it's tested on enough people and for a long enough period of time.

who would be paying for these services? i am not sure if the op meant that they wanted to pay for these things, or they were going to set them up for the seller

I suppose it could be negotiable between agent and seller (ie. to be paid at closing by the seller, or split 50/50 etc.) However, agents dealing with high end properties primarily ($1 mil+), probably could offer this type of "full service" to differentiate themselves from the run of the mill "fullservice" agents.
Remember, if those high end agents pull in $50k or $100k per sale, they certainly have the means to risk losing a few thousand.
