I am going strait to you to get the skinny on the best way to distribute motivated buyer and seller leads to you?

Yes, I know what you are thinking….just another lead broker company. Well yes I do own and operate a lead broker company but my business practices and intensions are much different from the large lead broker companies. Think of us as your local mom & pop real estate lead company.

The people that go to your site think they are signing up for "Do you need to sell your house fast FSBO with no hassles and pay no realtor fees?"

This would mean all of your leads will be pissed off at me for calling them. If you are lying to people on the first page of your site there is no reason to trust you any further.

Properly pricing listings and letting the public know it is the best way I've found to generate leads. There are too many "flip this house" watchers out there who are either not serious or don't have the wherewithal to actually make a purchase. On the seller side, I've found that the majority have no real idea of what the market truly says that their property is worth. Unrealistic sellers are a burden on everyone's time and pocketbook.. ours, buyers and their own. Proper pricing is critical in today's buyers market and an unrealistic seller or one who cannot afford to sell at market value is generally a waste of time.

Honestly, I've never had a good experience with a lead generation company. A couple of reasons include.. #1 The lead generation companies are not located in my market area, so they don't know my market personally. #2 They can't pre-approve buyers (like a lender or mortgage broker) prior to deeming them valid "leads". I send all of my buyer prospects to a lender to determine their buying ability before I show properties.

Send me a "lead" and let me pay a fee upon a successful closing! If a lead generation company does not have enough faith in their leads to do this, then why would I have enough faith in them to pay them up front? This is how regular real estate referrals are handled every day & it works very well.

I get them from my blog, from personal referrals, from telephone calls, and from my website.

Sorry. No need to purchase them.

The idea is to embrace the 80/20 rule.

While you are researching and writing blog and website content you could be following up with motivated sellers, listing and selling their properties.
