Let's take a look at two Real Estate professionals working with a client on a $200,000 home purchase.
Realtor A sits with client and the client basically tells the Realtor what they are looking for. They get a price target of about $200,000. Realtor A shakes the clients hand and sends them to someone else (Bank/Mortgage Broker) for preapproval, so they can get the ball rolling. The Realtor waits, calls potential client, waits, calls L.O., waits some more. Then finally the preapproval comes. L.O. sends card saying thank you for your referral.
Now let's look at Realtor B:
Realtor B sits with client and does the same thing, but instead of sending the potential client to someone else for a preapproval they take an extra 15 minutes to log in to the HBW/Victory back office, input some basic information taken from client and gets the preapproval process going. Now Realtor B has access to the loan progression 24/7. Realtor B has access to the loan processor by email, cell, company ext. and through the back office. Now in this instance when the closing is done Realtor B can be legally and RESPA compliant compensated by doing the lead referral. $200,000 Loan @ 40%= $400.00 compensation..

Which way to you is better for you? A or B.
