The question is pretty self explanatory. I'm just asking because it has happened to me that a buyer client is leaving work and wishes to pass by a property, and gives me a very short notice.

If I have a previous commitment, how bad is it to send a buyer out to see a listing by himself/herself?

Kidding...I wouldn't steal client but other Realtors would.

For my rentals, I have clients drive by them by themselves first if it's convenient and it's far from me.

What I don't get is how they'd be able to get into the house without you or another Realtor? Unless it's land you're talking about... ?

I wouldn't unless I had an EBA. Too many agents out there looking to "steal" customers. I would try to explain that I already had a committment and try to work out a time (within 24 hours) where we could view the property together. Are you talking about having the LA show the property? Open house?

I know there are agents in my area that give their clients lockbox combinations especially on REO properties. I know other agents that have found buyers in their listings without their agent. I would never do that and I would file a complaint against an agent if I found one of their buyers in my listing without them.

Often my buyers call about wanting to do a "drive-by" on a property before they set an appt to see the interior. I have no problem with giving them directions and letting them check out the area.

There's no excuse for agents giving out LB combos for non-licensees to let themselves into vacant homes....BIG no-no

I have no problems with them wanting to drive by to look at the exterior and the surroundings, and if they are interested to see the inside, then we can reschedule another appointment. Other than that, I wouldnt know how else the client would get access into the property unless it's an Open House. And that again, I would have carefully explained how my representation works. It's the client's choice then to stop by or not, I dont think I could stop him/ her for that.

I would not give access into the house because it's my responsibility when something do happen in there and I am not around.

I have people drive past all the time first. Then if they still want to see inside I'll set a showing.

That's really the best way to do it i have found.
Alot of these mls pictures are doctored by the listing agent,house looks flat in pic but is really on a steep lot,or the house looked great before but now looks horrible from the outside,also with the mls pic the buyer doesn't get a feel or view of the surrounding area which will either give them a good vibe or i don't want to live here vibe.

I usually tell them the above reasons to do a drive-by they will usually look at 8 to 10 and want to see the inside of 2 to 4.It saves both the agent and buyer on seeing the insides of properties they are not interested in.

I have had the problem of reo properties investors wanting to get in and look at it.I can't be everywhere at once when someone calls and says i stumbled across this property can i get inside.

What my broker suggested is to not give out the lockbox code because it propriety information on the mls only meant for agents or i could be liable.What she suggested is to have my buyer call the reo listing agent and ask for the code.If the agent gives them the contractor code to get inside then it's on the listing agent not me.Otherwise if they won't give it the investor usually call me up and we schedule a time to go see it and i pull up about 2 to 3 more around it to see that day.

For sales only: If the property is not my exclusive...I email the listing agent and explain that my customer (name) is interested in viewing the property they have listed...blah, blah, blah...that way, it's on record and I arrange a viewing. For rentals: customer needs to sign or initial a show sheet before I even give them a cross street...

I have done this many times. Volume time and other committments make this a necessity. Having a buyers contract makes this no problem at all. Even without it I have sent them buy. If your intuition tells you might lose them you probably will unless you change something
