Do you ever send buyer alone to see a listing?

The question is pretty self explanatory. I'm just asking because it has happened to me that a buyer client is leaving work and wishes to pass by a property, and gives me a very short notice.
If I have a previous commitment, how bad is it to send a buyer out to see a listing by himself/herself?

For my rentals, I have clients drive by them by themselves first if it's convenient and it's far from me.
What I don't get is how they'd be able to get into the house without you or another Realtor? Unless it's land you're talking about... ?

I wouldn't unless I had an EBA. Too many agents out there looking to "steal" customers. I would try to explain that I already had a committment and try to work out a time (within 24 hours) where we could view the property together. Are you talking about having the LA show the property? Open house?

I know there are agents in my area that give their clients lockbox combinations especially on REO properties. I know other agents that have found buyers in their listings without their agent. I would never do that and I would file a complaint against an agent if I found one of their buyers in my listing without them.

Often my buyers call about wanting to do a "drive-by" on a property before they set an appt to see the interior. I have no problem with giving them directions and letting them check out the area.
There's no excuse for agents giving out LB combos for non-licensees to let themselves into vacant homes....BIG no-no

I have people drive past all the time first. Then if they still want to see inside I'll set a showing.

For sales only: If the property is not my exclusive...I email the listing agent and explain that my customer (name) is interested in viewing the property they have listed...blah, blah, blah...that way, it's on record and I arrange a viewing. For rentals: customer needs to sign or initial a show sheet before I even give them a cross street...

I have done this many times. Volume time and other committments make this a necessity. Having a buyers contract makes this no problem at all. Even without it I have sent them buy. If your intuition tells you might lose them you probably will unless you change something
