My name is Chase and I am a commercial agent in Las Vegas, one of the sole representatives for RCS Development. We are currently building/have built around 6 commercial developments in the Las Vegas area and are actively searching for tenants. 1)The corner of Serene & Tamarus in Silverado Ranch (Serene Neighborhood Plaza) - Center comes with space available from 880 square feet, free concrete floors and HVAC units, T.I.s up to $35 per square foot, lease rates from $2.15 - $2.75 per square foot, and over 220,000 residents in a 5 mile radius.

2) The corner of Pecos & Patrick in Las Vegas (Patrick Neighborhood Plaza) - Center comes with over 400,000 residents in a 5 mile radius, over 230,000 employees in a 5 mile radius, lease rates from $1.60 - $2.75 per square foot, T.I. allowances up to $45 per square foot, free concrete floors and HVAC units, space available from 1200 square feet, directly across the street from a 100 acre master planned business park, Home Depot, Del Sol High School, and around the corner from the Immigration Center.

3) The corner of Serene & Spencer in Silverado Ranch (Ponte Vechio Plaza) - Development includes 52,000 +/- square feet, lease rates from $2.75 - $4.00, Tenant Improvements up to $35.00 per square foot, adjacent to Wal Mart/Home Depot super center, signalized intersection, pad sites available, and space available from 1200 square feet.

4) Eastern & Bonanza (Plaza Las Americas) - The Plaza Las Americas shopping center is located on Eastern Avenue just south of Bonanza and just north of the 95 freeway. It is surrounded by high-density residential rooftops and has daily traffic counts in excess of 51,000 cars. This will be one of the few new retail developments in the area in many years and will serve a high population area with needed services. This east side area is close to all major freeways and allows quick access to all parts of the Las Vegas Valley. Offering up to $7.50 in T.I improvements from Vanilla Shell.

5) Charleston & Lamb (Granada Village) - Granada Village is located just south of the intersection of Charleston & Lamb. This development will be anchored by Home Depot, will have 2 drive thru opportunities, is adjacent to the Wal Mart Neighborhood Center and Snyder Elementary, over 625 feet of linear frontage on Lamb, lease rates starting from $2.00 to $3.25 a square foot, over 100,000 cars a day on the intersection, will be beautifully built after Santa Barbara style architecture.
