Hi Everyone,

Just wanted to introduce myelf to everyone. I have been reading the forums for quite a while now but I just now decided to join and start posting. I recently moved to San Diego, CA and am now working as a Mortgage Advisor.

I would like to start working with local realtors. I would greatly appreciate it if you guys could assist me. I have a few questions for you:

* For current realtors that are working with a Mortgage Advisor, what do like about your mortgage partner?

* How could I gain your referral business?

I quickly learned that most of the motgage companies in San Diego are boiler type business. I would like to be in this business for a long time and make this my career not just a job. In doing so, I want my business to be mainly comming from referrals. Any help in achieving my goals would be greatly appreciated. Thanks everyone!

Suggestions from a previous San Diego REALTOR...
1) find a new agent who is in the same boat you are - developing new relationships
2) make referrals to your agent partner - I would say that at least 80% of the "qualified" buyers I work with come to me pre-approved and not referred to me by anyone
3) develop a joint action/marketing plan that will benefit both of you (with shared expense, time, etc)

I get really tired of (frustrated with) mortgage brokers/advisers begging for referrals and for ideas about how to get referrals from agents - but not reciprocating either with referrals or with some of the grunt work needed to "unearth" prospects.

Now to actually answer your questions...

Why do I refer my business to her? Read all of the above.

I just wanted to get some input from you guys. I actually have a meeting with a Top Realtor today. I was spoke with er briefly but that is exactly what I wanted to do, co-marketing with her existing client. Thanks again.

Hello Darvin--One of the mortgage advisors that I work with is proactive and very communicative. She lets me know when she has done something regarding our mutual clients (ordered appraisal etc...) and I make sure to send her the signed offer, signed P&S, etc. I ask her to confirm receipt of my e-mails so I know she has what she needs. And she sends me a return e-mail. She will e-mail me and say, "I was reading this real estate book and here's an idea that might work for us". I have several phone numbers to use to reach her and I know if I need a pre-approval letter for a specific buyer on a specific property, she can get it for me when I need it. Follow up on the promises you make to your Realtors and your mutual clients so they know they can really depend on you. As for buyers that come to the Realtor pre-approved, offer to do a second **free** pre-approval for them so they can compare rates. You may get some of those buyers to finance with you.
